Hello,

We are a young family with one child and are considering building a house. Since we have little experience in this area, we are looking for advice here. What would a prefab house of about 120sqm (1290 sq ft), finished with technical installations and ready to move in but without a basement, cost? Is 220,000€ feasible for this?

We have a plot of land with a view, measuring 300sqm (3230 sq ft). Is that enough space for a house with a garage and a garden?

Hello, so if 220,000 is not enough, then it's already settled. We would have 350,000 available, but 130,000 were planned for a plot of land.

I don't really see a garage... 300sqm (3,229 sq ft) includes the house and the surrounding green area... possibly also a sandbox and a small terrace.

Do you have any equity? Can you afford the financial burden, and possibly double payments during the construction phase?

130,000 for 300sqm (3,229 sq ft) is quite steep... but well, it is Bavaria...

I would recommend looking for a more affordable plot (max. 70,000)... and then calculate everything again... but I think that’s difficult to impossible in Bavaria...

I know how it is with the old land prices. In the end, we also had to pay over 300k just for the plot. There’s only one option for that: save, save, save..

I’ll give you an example. Our house is a bit smaller, 110 sqm (1,184 sqft). The initial cost is 163,000 euros. That sounds manageable.
Now you have to calculate what else comes on top. The price does not include painting and smoothing the drywall ceiling: 4,000 euros if you get a good deal—you need to know someone; otherwise, 5,000 euros. Kitchen: 5,000; garden and landscaping: 10,000; garage, precast concrete element by REKER at 7,500 euros delivered and installed, simple version. Additional earthworks amount to 7,000; utility connections, etc., 7,000. Tile upgrades: 200; sanitary installations: 1,200; electrical work: 1,300; vinyl flooring where tiles are not laid: 4,000. Building permit / planning permission: 800; construction electricity, construction water supply, final surveying of the finished house: I estimate 2,000. Adding it all up: 163,000 plus extras equals 213,000 euros. So you have 50,000 euros in additional costs. And this is really a budget build, what we are doing. No gray windows, no bare roof tiles, no expensive KNX technology, no costly heating system, no huge tiles, no designer rimless toilets. Polish windows. Interior doors are simple white, smooth. Front door is plastic. No roller shutters, no controlled ventilation system, just a humidity-regulated exhaust fan from Maico in the bathroom and forced ventilation in the window frame. No luxury terrace, just gray concrete pavers. Gravel driveway, minimal frills. Kitchen from Ikea.
So: you need to be clear about this. You won’t get a palace but rather a simple standard. Livable, warm, dry, nothing to show off.
Now... the downside. This is all happening in Schleswig-Holstein, very close to the border with the Kingdom of Denmark. Now, transferring this to Bavaria—is that possible with the prices and standard expectations you have there? Karsten
