We are a young family with one child and are considering building a house. Since we have little experience in this area, we are looking for advice here. What would a prefab house of about 120sqm (1290 sq ft), finished with technical installations and ready to move in but without a basement, cost? Is 220,000€ feasible for this?
We have a plot of land with a view, measuring 300sqm (3230 sq ft). Is that enough space for a house with a garage and a garden?

We purchased a prefabricated house with 121 sqm (1300 sq ft), two floors, for a list price of 159,900 euros.
In addition, the foundation slab cost 20,000 euros.
This means the basic house cost us 179,900 euros in total.
However, that was fully finished and ready to move in, including an air-to-air heat pump, kitchen with appliances—everything included.
Due to our custom requests during the selection process, we eventually paid 199,900 euros for the complete house.
So far, nothing has been done on the exterior areas.
It will start with the entrance stairs and go up to the rainwater infiltration system.
The garage and terrace are also not included.

Don’t listen to people at work! Try to form your own opinion. Small plots also have their advantages. Garden landscaping may be cheaper to install, it can be low-maintenance, and property taxes are lower. Some people specifically prefer small plots. If you can personally live with a small plot, I wouldn’t worry about it.
Bavaria is large. Here, you can get 1000 sqm (10,764 sq ft) starting from 35,000 euros.
It’s best to visit a display village and talk to the sales representatives. There are cheaper and more expensive suppliers. This will give you an idea of what you like and what price range you’re looking at. Some companies also offer different finishing packages. Get familiar with terms like “turnkey.” This doesn’t always mean the builder shows up and the furniture delivery truck arrives immediately. Think about how much work you can realistically do yourself, and so on.

We are currently building in Linz am Rhein, Rhineland-Palatinate. Like many others, we did some research beforehand and visited a prefabricated house exhibition about 1 ½ years ago. After receiving several offers from those providers and careful consideration, we have now chosen a local general contractor to build on our plot. The land cost us around €63,000 including additional purchase costs for approximately 520 sqm (5,590 sq ft). Our house price is about €240,000. It is a one-and-a-half-story single-family home without a basement, offering around 155 sqm (1,670 sq ft) of living space, equipped with an air-to-water heat pump, and built to meet the energy efficiency standards of the 2016 Energy Saving Ordinance. Additionally, we arranged for a solid garage, a terrace, various paving works, and some other nice features.
What I want to emphasize is: Make sure to get informed and compare offers in advance. Unfortunately, I cannot provide reliable information about Bavaria, but I believe there is also a wide price range there. In my opinion, prefabricated house providers are often more expensive than local general contractors or developers. You can also save on land prices if you are willing to accept a less central location. What’s important is that, in the end, you feel comfortable and can relax at home after work, flop down on the couch, put your hand in your pocket (Al Bundy would approve), and let out a relieved sigh.
