Hello,
We are a young family with one child and are considering building a house. Since we have little experience in this area, we are looking for advice here. What would a prefab house of about 120sqm (1290 sq ft), finished with technical installations and ready to move in but without a basement, cost? Is 220,000€ feasible for this?
We have a plot of land with a view, measuring 300sqm (3230 sq ft). Is that enough space for a house with a garage and a garden?
Thanks for your help.

What would be the cost just for the house, including technical installations and turnkey finish, at a high standard for 120sqm (1,292 sq ft), but without a basement?High standard: At least 240,000 EUR plus additional building costs, plus garage, plus exterior works...
I’m going to upgrade our cabin now, based on the prices our builder gave us.
Facing brickwork adds 15,500. Gray windows, wrapped, add 4,000. Premium front door adds 2,000. Glossy roof tiles instead of concrete add 3,000, higher-quality garden paving adds 5,000. Better garage with sectional door and LED lighting adds 1,500. Hardwood parquet instead of vinyl adds 2,000. When it comes to plumbing, the sky’s the limit—rain shower, smart toilets, gold faucets—you can easily spend 10,000. Our electrician doesn’t offer KNX or smart home systems; he just doesn’t want to, can’t, or says it’s not necessary. Around here in Schleswig-Holstein, trains still run with diesel locomotives, so it works fine. Overall, you can easily spend 350,000. In Bavaria, probably even more.
My advice: there’s probably nothing you can do about the plot. You need to find a local, down-to-earth builder who’s willing to build very economically and advise you accordingly. An honest person. Forget about Viebrockhaus, Bien-Zenker, etc.—they won’t work for you. They’re way too expensive. Karsten

Is that enough for a house with a garage and garden?Since you are, as you say, still young and not very experienced (none of us were at the beginning), I would suggest you inform yourselves about the available options and how much various things cost. On one hand, a prefabricated house (timber frame construction) in the single-family house sector is often more expensive than a solid construction. Also, the term turnkey usually doesn’t mean what it suggests. Builders like to advertise “turnkey,” but often painting and floor coverings are excluded, meaning you have to take care of those yourselves. For those trying to save money, this is an opportunity to do some of the work by hand. It can be tiring, but painting or wallpapering walls is manageable. This way, the main holiday turns into a work phase but should be doable.
A garage is an additional cost factor for a parking space that can often be done more economically. A carport works just as well.
Creating a garden can cost around 500€ (about 550 USD) just for grass, but also up to 10,000€ (about 11,000 USD) including planting. If you have the money, you can immediately pave and enclose the property with a hedge and fence. If you need to save, you will eventually also need a terrace and a driveway (@Nordlys already mentioned) – a gravel driveway is cheaper. Planting can be done little by little.

We have 350,000 available, but 130,000 was planned for the land. If you’re buying land, additional purchase costs will apply.

Calculate a technical-installation and turnkey house of 120sqm (1,292 sq ft) with a high-end standard. The request for a high-end standard confuses me. To me, high-end means, for example, natural stone, a whirlpool tub and fireplace, Bulthaup kitchen, and KNX smart home system... but few people actually install all of these at once, even if they have more money available.
@Steffen80 puts it aptly: save. And since you are young, you still have time to increase your budget. That would be my advice as well. In the meantime, you could practice some DIY skills so that you can do quite a bit yourself.
