I bought a newly built condominium and moved in in March 2020. From the beginning, the large, heavy floor-to-ceiling patio door that leads from the apartment to the garden caused problems. The door also has a lock so it can be used as an apartment door or private entrance.
The door was always difficult to open (the handle required a lot of force to operate), or it would completely jam and could not be opened or closed. In February 2021, about 4-5 repair attempts were made. During this time, a kind of child lock was removed. (I was told that now the door can be tilted while open and might fall out.)
After that, I was able to open the door normally again, although it was still stiff. I decided to leave it as it was because I was frustrated with all the repairs.
For the past few days, I have not been able to open the door at all; it is completely stuck and the handle cannot be moved.
Can I possibly still claim the 5-year warranty for new builds here, since the last repair on the patio door was in February 2021?

nordanney28 Jun 2025 09:07Warranty period is 5 years. Repairs do not reset the 5-year warranty period unless explicitly stated otherwise in the contract.
