Hello professionals!

I need the help of this great forum once again.

We are about to install the screed in our house construction. Since we are somewhat behind schedule, our architect mentioned a fast-drying or quick-hardening screed. The downside is that it costs about 1000 euros more and might lead to losing warranty claims.

If we decide to go for it and finish the construction about a month earlier, it would at least make financial sense—one month less rent now, etc.

However, we are a bit concerned about possibly giving up warranty rights. Does anyone have experience and can confirm if this is true?

Also, are there any other disadvantages of fast-drying screed that we should be aware of?

Why should the warranty be lost? It’s not a Chinese product being sold to you, but something that is common practice nowadays.

We got one like that. The advantage is the fast load-bearing strength. The disadvantages are that it generates a lot of heat while curing and must not be exposed to drafts or sunlight. If those conditions are met, it is definitely a time saver.

I don’t really understand why the warranty should expire. The warranty from whom? The screed installer? If so, I would definitely follow up on that. Otherwise, look for someone else. As has already been said, this shouldn’t be a problem at all. We also had to use it due to time constraints. But the installer offered it as an alternative on his own, and the flooring installer specified a drying schedule. Everything was followed, and everyone provides a warranty.

When the screed installer works with the material, they also provide a guarantee. If they have valid reasons for wanting to use a specific material, prioritize quality over speed and cost savings.
The person who will definitely not be held liable is the advisor (architect).

Why should the warranty be voided?
We had the same issue. The screed with fast-drying additive tends to cup.
