We are planning to build a 140 sqm (1,507 sq ft) city villa without a basement to save costs. However, we would like to have a fitness room. Is there any way to accommodate it outside the house?

Does anyone have ideas? Inside the house, it seems like too much living space would be lost.

Gartenfreund14 Nov 2016 07:32This is where building without a basement becomes a disadvantage. With a basement, you wouldn’t have this problem. Having an additional room outside the main house means losing part of your garden. Whether this is an issue for you depends on your priorities. Also, such a room involves not only construction costs but ongoing expenses like heating during the winter. How accessible is the room? I mean, do you have to leave the house and go through the garden first to reach it? That might not be very pleasant in rain, ice, or snow. So, either reconsider having a basement and try to reduce the extra costs through DIY work, or plan for a multipurpose room inside the house.

The most cost-effective additional space can be created under the roof. If possible: a steeper roof pitch and a suitable roof structure, then use the attic space.

Because basements are built for free... but okay, that’s the wrong discussion.
If you really want this space and not just because everyone has one, you have to prioritize... for example, build 15 sqm (160 sq ft) larger and only go on vacation once a year – or have a basement and no vacations at all 😀
If you just want to work out occasionally, no one will mind a weight bench in the unheated garage without windows.

This statement
is somewhat general. It would certainly be helpful to see a floor plan. Often, it seems that a lot of space is simply “wasted” that could have been used more efficiently.

daniels8714 Nov 2016 08:30A home gym in the basement also has a drawback: the ceiling height. Exercises involving overhead movements like presses, lifts, or pull-ups would require about 2.75 meters (9 feet) of room height for my height.
A gym membership is nice and all, for those who have the time... (commuting, waiting during peak hours, etc.)

Does a room like this count as living space in the "building regulation sense," meaning I would have to comply with setback requirements, for example?
Is a garage only considered a garage if it can actually be accessed by a car?
What I mean is: building a garage directly on the property boundary, without the possibility of car access, and using it for other purposes (e.g., as a sports area) probably won’t be allowed, right?
