I have a few questions. I have owned a two-family house for some time, but I have converted it into a single-family house. The carport shown in the picture was easy to build and didn’t require any permits. Now, I want to tear down the shed attached to the house as well as the carport. I plan to build a double garage here (concrete, self-built, with a terrace on top). The garage should align with the front of the house in terms of length. I’m from Saxony and have already done some research about the permits needed.

My questions are: where do I get all of this? As I said, this is all new to me, and I want to gather detailed information before I start building. Maybe someone here can also give me tips on what else I should consider.

  • Official building application
  • Site plan
  • Excerpt from the land register map
  • Construction drawings
  • Construction description
  • Development plan / zoning plan
  • Structural safety certificate, fire protection certificate, and other technical construction certificates
  • Data collection form from the State Statistical Office

Where do I obtain all these documents? Can I hire someone to organize everything, or would a construction company handle this if I hired one? My available equity is 20,000€ (about 21,000 USD).
