ᐅ Tips and Ideas for a 136 sqm Single-Family House Floor Plan

Hello everyone,
we are planning to build a single-family house. Currently, our wishes are already marked on the floor plan. However, maybe some of you have a nice idea or tip for the planning. The north-south axis runs from the outer corner of the kitchen (north) to the outer corner of the living room (south).
We are open to suggestions. 🙂

@ypg The orientation was my mistake; of course, the house has a different north-south axis.
I quickly copied the elevations (work is calling).

Hello,

the elevations confirm what I suspected from the floor plans: there are many different windows and window sizes. I don’t like the elevations, especially the gable views.

On the south gable, I would use the same window size at the top and bottom. Unfortunately, this is not possible on the north gable due to the different rooms on the ground floor. The four windows on the north side at ground level look to me like arrow slits in the picture. I prefer fewer windows but larger ones.

However, that’s a matter of personal taste...

Many important points have already been mentioned.

Why is the bathroom located above the living room? How is the drainage handled?

I find the route to the kitchen too long. Is it possible to have a direct door to the kitchen?

Is there sufficient lighting in the hallway?

The orientation certainly makes sense 🙂 I don’t find the windows randomly placed – almost all widths seem to be the same. On second thought, I would make the bedroom into the bathroom, the dressing room into the bedroom, and the bathroom into the dressing room...

Regarding the size, having a door between the dressing room and the bathroom might be a good idea, so you don’t always have to go through the bedroom.

I also don’t like the lack of access to the kitchen and the different window sizes.
