Hello,
My partner and I have now joined this forum because we also want to build a house.
This week we received the exciting news that we can choose a plot in the new development area.
The big topic of discussion at the dinner table now is: which one should we pick?

We have already considered the following:

The plots to the north allow for a quiet garden because there is only a small country lane with a small forest behind the properties.
The field shown in the picture to the left (west) could become a building plot in the future. According to the current development plan, only a bike path is planned there so far. However, we suspect that a new housing development might be built there.
My partner would like to have plenty of sun on the terrace. I think that a garden located to the north, behind the house, stays cooler and that you can sit in the shade on the terrace in summer, possibly without needing a large roof or canopy.
On the other hand, a house built on the plots to the west would probably receive evening sun and make for nice afternoons on the terrace.
What are your thoughts on garden size? How large should a plot be at minimum to allow for a comfortably sized garden?

We want to build a two-story house (town villa). The current development plan allows for this.
The street slopes slightly from house number 18 down to house number 4. I estimate it’s about 3-5% gradient (just a rough guess).

What do you think about the driveway at house number 18? Could there be any issues there?

Attached is an image of the plots. We have already crossed out some, as we cannot imagine building there.

We look forward to some opinions to help us gain new ideas and perspectives for our decision.

Thanks in advance for the answers!
The idea of a city villa is not set in stone. We are still open to other types of houses. This was just an initial thought.

Okay, the hint was probably too subtle. So: 2. please provide the zoning plan name (without a link! For example, "Posemuckel No. 147 Am Wäldchen"), then it’s possible to say more about whether the plots might have different building restrictions; and 1. take a look at it yourself as well.

Ok, that was indeed too subtle 🙂
This is zoning plan number 17, Oberer Himmelsacker. We have already reviewed the plan, but we will need to go over it again with a professional.

The municipality apparently can’t manage to provide a working link :-(
On gmx (de) I have the same username as here, in case you want to email it to me...

Thank you. I was beginning to think I didn’t have the right knowledge to open it.

It depends on what you want to do with the garden. If you just need a small patch of grass to sit on, it doesn’t have to be very big. If gardening is or will become your hobby, the garden can never be large enough. From around 600 square meters (6,460 square feet) upwards, the garden is not just a buffer zone but actually makes sense. But that applies to any plot size.

We will have something similar. The garage will be located in the southeast corner unless you want a very large driveway. Personally, I think number 18 is quite good. It’s nicely situated next to the small forest, a bit set back, and has the largest plot. Of course, you have to be able to afford it.
