ᐅ Choosing a Plot of Land: Location, Orientation, and Cardinal Directions

Hello,
My partner and I have now joined this forum because we also want to build a house.
This week we received the exciting news that we can choose a plot in the new development area.
The big topic of discussion at the dinner table now is: which one should we pick?

We have already considered the following:

The plots to the north allow for a quiet garden because there is only a small country lane with a small forest behind the properties.
The field shown in the picture to the left (west) could become a building plot in the future. According to the current development plan, only a bike path is planned there so far. However, we suspect that a new housing development might be built there.
My partner would like to have plenty of sun on the terrace. I think that a garden located to the north, behind the house, stays cooler and that you can sit in the shade on the terrace in summer, possibly without needing a large roof or canopy.
On the other hand, a house built on the plots to the west would probably receive evening sun and make for nice afternoons on the terrace.
What are your thoughts on garden size? How large should a plot be at minimum to allow for a comfortably sized garden?

We want to build a two-story house (town villa). The current development plan allows for this.
The street slopes slightly from house number 18 down to house number 4. I estimate it’s about 3-5% gradient (just a rough guess).

What do you think about the driveway at house number 18? Could there be any issues there?

Attached is an image of the plots. We have already crossed out some, as we cannot imagine building there.

We look forward to some opinions to help us gain new ideas and perspectives for our decision.

If I could afford it, I would choose number 18. It has a nice size, and you can have seating on both sides. A pleasant sunny terrace on the house and a shaded seating area on the north side, if you like. Although, like your friend, I agree that the terrace should definitely be on the south side if possible. In Germany, there are far more days when you long for sunshine than days when it’s too hot.

I don’t see any problems with the access road. If there were, the plots would not have been designated that way.

As alternatives, I would also consider numbers 20 and 22.

I would choose 20 or 22. Ideal orientation!

Reason: For the desired city villa, there will only be compromises regarding garden, terrace, and floor plan with north-facing orientations. There is no cooler garden; there are sun rays that warm, feel good, and in my opinion, as well as your girlfriend’s, should be enjoyed.
Also, I prefer not to have a forest directly behind the property; I’d rather have neighbors a bit further away. They don’t bother and provide a bit more mental security than a forest edge location.

Since rough estimates can vary widely, maybe even ten percent or more ;-)
In any case, any sloped site is worth checking in the local development plan regarding the reference heights for the main floor bottom (TH(B)) and main floor top (TH(T)). From my point of view, it is easiest to manage if each plot has an individually defined reference height. Regarding the small forest area, I would expect its preservation in the medium term, and to the west, possible further expansion of the development area. Without knowledge of the development plan (and the building setback lines—what about the tree protection zone?), it is difficult to give an informed recommendation.
