Hello everyone,
in this thread https://www.hausbau-forum.de/threads/bitte-Meinungen-zum-Altbau-Grundriss.30321/ I already presented our project and asked for opinions. We are still working on finding the best floor plan for the ground floor. Since there have been some changes in the previous planning and we have become more flexible, I have started a new topic. To avoid any questions about this, here is the questionnaire.
Development Plan / Restrictions
Plot size 1141m2 (12,280 sq ft)
Slope no
Site coverage ratio, Floor area ratio, building envelope, building line and boundary, edge development does not matter, as the building already exists
Number of parking spaces there are single garages on the left and right sides of the house; from the right garage you can access the backyard and then enter the kitchen through the side door
Number of floors basement, ground floor, attic
Roof type gable roof east-west
Architectural style we’ll see what comes out of it
Orientation entrance on the east, terrace and garden facing west
Maximum heights / restrictions / further requirements

Number of occupants, ages currently 2 (29 and 37 years), hopefully soon 2 children

Upper floor we have a suitable floor plan with the following rooms: bedroom, bathroom, dressing area, utility room, office
Office: family use or home office? for work, but not a home office
Overnight guests per year unknown, but definitely no separate room needed
Open or closed layout preferably open
Traditional or modern construction predefined
Open kitchen, kitchen island preferably yes, if possible
Number of dining seats 6 with extendable option
Fireplace no
Music / stereo wall no
Balcony, roof terrace present on upper floor
Garage, carport see above, 2 single garages
Vegetable garden, greenhouse preferably
Additional wishes / special features / daily routine, also reasons for preferences or omissions

-you can do without: second toilet on ground floor
-you cannot do without: equal-sized children’s rooms, space for coat rack
We have considered various options for the floor plan, but are not yet 100% satisfied.
In general: We will bring the glass front in the hallway forward to enlarge it so that it aligns flush with the exterior wall. As already mentioned, we are removing the toilet. The chimney flue in the master bedroom will be removed. In the current floor plan, I have marked load-bearing walls in red (as far as we know so far). The area marked in blue is not cellar space, so water connections etc. probably cannot be relocated there. However, there must be a water supply/drain in the wall between the kitchen and dining area, as there is currently a washing machine there. Unfortunately, this is not marked in any plan and I haven’t been able to verify it yet. In principle, we are open to wall openings or new window openings if possible and within the budget.
Version 1 (without image): Room layout as before, only shift the wall between children’s rooms and master bedroom to adjust the size. Hallway as official dining area, possibly a smaller table at the dining spot. Opening through the wall between kitchen and dining area.
Disadvantage: despite removing the toilet, the vestibule is small, and the kitchen is difficult to furnish.
Version 2: Kitchen in the master bedroom area, 2 children’s rooms facing east
Advantage: large kitchen with island possible, dining area directly in front, direct access to terrace
Disadvantage: children’s rooms face the street (although it is hardly trafficked), one with window facing north (and east), still no nice hallway/vestibule possible
Version 3: different location for the bathroom
Advantage: children’s rooms remain the same
Disadvantage: kitchen moves away from terrace again and is difficult to furnish, small vestibule

Exactly, the building will be gutted/fully renovated. All heating, plumbing, and electrical installations will be completely redone.
All wiring and piping will be newly installed, which is not an issue in the area where the basement is located. Obviously, any wall openings must be structurally sound, and I understand that steel beams will be used for support. As mentioned, we are open to all options.
In our opinion, it is more of a new build than a renovation, due to constraints from external dimensions, the staircase, partial basement, and load-bearing walls. That may not have come across clearly.
All wiring and piping will be newly installed, which is not an issue in the area where the basement is located. Obviously, any wall openings must be structurally sound, and I understand that steel beams will be used for support. As mentioned, we are open to all options.

Yes, I generally agree with the first proposal. I would repurpose the space behind the staircase as an office and playroom.

For renovations, it’s common to show the existing structure in gray/black.
Then highlight in yellow what will be demolished and add in red what will be new. I’m struggling here too… And I have to gather information about who is supposed to occupy each space from the older post or write it down by hand for myself.
You can’t just tear down walls theoretically without knowing what the existing structure is.
So I reviewed my original post again. I realized that unfortunately the names of the floor plans were not included, which probably caused some misunderstandings. The first one shows the current state; I did not phrase or present that clearly. But why is it unclear who is supposed to have space? And regarding the idea of theoretically removing walls: that’s why I marked which ones are load-bearing.
