For our construction project in Bruchköbel (Hanau/Frankfurt area), we are looking for an architect or structural engineer to carry out the project with us. This includes construction management as well as all the necessary preliminary steps. Since architects charge according to the HOAI fee structure, their pricing is not directly competitive but rather differs in quality, which is difficult to assess. That’s why we are relying on your recommendations.
We have already received several offers from general contractors (GCs), ranging from “does not meet our expectations” to “far too expensive.” From these offers, we also realized that an independent architect is not necessarily more expensive, since GCs charge substantial fees for planning and construction supervision as well, and additional costs for an expert consultant would be incurred with a GC.
In any case, we would really appreciate your recommendations or any advice.

I’m not quite clear from this which project phases are included: is there already a design plan, and do the “necessary preliminary steps” before construction supervision start with the planning permission (or even later, such as at the tendering stage), or does the design still need to be created?

In general, I am interested in all phases, or rather the necessary phases. The idea so far was that individual phases, especially construction management, would be handled by someone else, but this raises liability issues. Usually, construction management is performed by the person who also did the planning, so we are now looking for an architect who can provide everything from a single source.
There is still the option that a design (phases 1-3) will be available, but this is only an option. It depends on whether the previous floor plan by the architect convinces us.

- Personal needs assessment (size, design, room layout, etc.)
- Site inspection
- Preliminary review of planning law conditions (verification of the local development plan/building permit, possible preliminary discussion with the building authority, etc.)
- Development of ideas for the individual house design with a visualized design presentation
- Initial design – including up to two revisions
- Each with sketches/elevations, floor plans, sections (all at scale 1:100) and as preparation for the later architectural planning
- Calculation of living space for financing purposes

On the one hand, I tend to agree, since no one knows the design better than its creator. On the other hand, even among architects, few have perfectly balanced skill sets; for example, Meier might be a better designer and Müller a better construction manager. Of course, there are also generalists.
