Hello,

we are still at the very beginning of our house building project and are currently looking for a plot of land. To make good use of the search time, I am trying to get an overview of the seemingly endless market of prefabricated house suppliers. Therefore, I wanted to ask here in the forum for your opinions on which prefabricated house providers, in your view, offer the best price-performance ratio in Bavaria. To narrow down the scope a bit, the house should be a typical single-family home with 140m2 (1507 sq ft) of living space and a budget of around 300,000 euros (with a basement but without land). Compared to the automotive market, I am looking for something like a Skoda Octavia.

I am curious about your experiences and which providers you would or have preferred.

Same here:
140 sqm (1507 sq ft) + basement all under 300,000 (excluding additional building costs)

However, that is not always possible, and there has already been a very long thread on this topic.
Long story short: your plot of land determines whether the house can be larger or not. And if necessary, this means you have to expand downwards.

Not a developer. Developers sell houses with land. The client then becomes the developer.

Just for your information: these figures are relative. No one knows the specifications. No one knows the year the house was built.

@tomtom79 gives a ballpark figure here, but honestly: without these mentioned extras, a house might only cost “barely half” of that amount—but then no one would want to live in such a house.

We can only repeat ourselves: there are no “best” home builders. There are very good ones, and they charge accordingly. Those who can afford that probably wouldn’t be asking here.
But even with a “good” builder, things don’t always go as planned. Also, what defines a “good build” depends significantly on the communication between builder and client. The builder does this regularly and is probably more diplomatic—while clients come from all walks of life, which can lead to misunderstandings that might make an otherwise normal building process look worse than it is.
