ᐅ Prefabricated Garage vs. Self-Built Garage

Hello everyone,

We are planning to build a single-family house soon (Dortmund). We will also need a garage. In another thread, I found out that a prefabricated garage (6m x 6m) costs around 20,000 euros, which I find a bit high, but I guess that’s the price.

All the manufacturers of such garages also say that a prefabricated garage costs about 30-50% of a masonry garage. So, if I were to hire a construction company to build a masonry garage, it would cost around 40,000 euros? Could that be correct? What would it cost if I had someone who is a mason? Would that be worthwhile?

Why would someone build a garage instead of a shed? Wouldn't a shed be better?

Shed vs. garage... that’s a whole different story. First, economically speaking. A decent wooden shed—one that will last several years and is large enough to store garden furniture in winter, as well as my gear from the boat, sail bags, and so on—would hardly be cheaper. The house doesn’t have a basement, which should be taken into account. So, the garage also serves as a kind of substitute cellar. The general contractor recommended placing it right next to the house, basically wall to wall, with a 3-meter (10-foot) overhang at the back. This creates a wonderfully sheltered corner facing east, open to the west and south, nicely sunny, where it can already be pleasantly warm around midday in March. That made perfect sense.

This is not an issue here in the far north. As long as the car is not parked on the street but on the property, and as long as it is not converted into a living space, nobody cares here.

In this area, swing gates are now only offered for garages at a low cost. About 98% of people choose the sectional door option instead.
