ᐅ Prefabricated Garage vs. Self-Built Garage

Hello everyone,

We are planning to build a single-family house soon (Dortmund). We will also need a garage. In another thread, I found out that a prefabricated garage (6m x 6m) costs around 20,000 euros, which I find a bit high, but I guess that’s the price.

All the manufacturers of such garages also say that a prefabricated garage costs about 30-50% of a masonry garage. So, if I were to hire a construction company to build a masonry garage, it would cost around 40,000 euros? Could that be correct? What would it cost if I had someone who is a mason? Would that be worthwhile?

I have a quote for a prefabricated garage for €15,500 (6 x 6 meters [20 x 20 feet]) from Rekers. This includes everything except the foundation strips (around €2,500) and the crane installation (around €10,000). So, I’m estimating a total of about €18,000. (With a flat roof)

For a masonry garage, you first need a separate structural engineering plan, then the concrete slab, the masonry walls, the roof (a flat roof is difficult), the sectional door, and so on. I also considered a masonry garage, but it simply doesn’t make financial sense—it would have been different if I wanted to use the storage space (under the roof).

I am getting a prefabricated garage from Ott Fertiggaragen for about 15,000 €, while a quote for a masonry garage came to approximately 25,000 €.

A prefabricated garage is definitely nice since it can be assembled quickly. A masonry garage can be tailored more individually to the needs and conditions on site. Anyone with time, interest, and some skills can also build their own garage with bricks and probably save some money that way. Whether it is cheaper than a prefabricated garage, I can’t say for sure, but I could imagine it might be.

I guess a masonry garage is only cheaper if you can build it yourself. Apart from the design and structural engineering, I think you can do a lot on your own with some basic DIY skills. It will definitely look better—in my opinion, those plain precast concrete boxes are quite unattractive...

This might not be directly helpful right now, but it could still be interesting due to its specific nature:

Construction location: Baden-Württemberg region, Ludwigsburg area, plot available; three years ago, a workshop-garage was built by a (somewhat disorganized...) architect.

Exterior dimensions 7x6x3 m (23x20x10 ft), located on a slope on the left and rear sides, free-standing on the right and front sides.
Fully insulated all around, including under the foundation (+20 cm (8 inches) for high floor load capacity), with drainage.
Visible areas plastered and painted.
Flat roof with state-of-the-art waterproofing and rainwater drainage, aluminum parapet, equally thick insulation plus gravel; roof surface fully usable and plantable.
Two extra-insulated Hörmann sectional doors with additional seals, one of them electric.
Screed and epoxy industrial floor with sand broadcast.
Extensive electrical installation (many three-phase and 230 V outlets, all ABB, Jung, and Mennekes).
One floor drain; water and insulated heating pipes routed from the adjacent house (not used so far).
5.5 kW split air conditioning system for heating and dehumidification.
New staircase next door serving as house access.
Including all additional costs and interior finishing with exhaust fan.
Electrical work and interior painting done by owner, everything else contracted out.

Total cost was 65,000 euros with absolutely everything included. It also has living-space quality.
The architect initially announced 38,000 euros for the finished building excluding doors, industrial floor, air conditioning, and electrical work. However, just the shell already exceeded that budget...
