ᐅ Plan – What do you think of the floor plan?

Hello everyone,

This is now our second plan, and I'm still not completely happy with it! We want an open living concept but still somehow desire a separation between the kitchen and dining area or between the living room and dining area. However, our architect thinks that a wall or a glass sliding door would make the space less attractive. I also would have liked a flat roof extension, but what would actually go in there? What do you think of the floor plan otherwise?

And what knee wall height? Or full ceiling height on the upper floor?

I’m not too keen on the two children’s rooms facing north. I would rather have them facing south, with the parents’ bedroom and bathrooms facing north instead. This would also help solve drainage issues right away.

In the kitchen area, the possible tall cabinet unit is positioned quite far from the main activity zone.

Also, I think the benefit of direct garage access is overrated with this layout. Usually, groceries will be in the trunk, and I find it easier to enter through the front door to the storage room. Then you don’t have to pass the car in the garage or walk through the entire hallway in the house.
Children or guests will probably enter through the front door anyway.

You do have the space, but because of your layout, the person sleeping will be disturbed when others change or use the (parents’) bathroom.

So, the other bathroom is not a children’s bathroom? A clearer separation would be better here. Sound insulation will be challenging, especially on the ground floor.

You will always have to pass through the guest entrance area, with the usual dirt, on the way from the living area to the upper floor — delightful. For a family of five, you could optimize the laundry handling by reducing unnecessary walking distances.
