ᐅ Plan – What do you think of the floor plan?

Hello everyone,

This is now our second plan, and I'm still not completely happy with it! We want an open living concept but still somehow desire a separation between the kitchen and dining area or between the living room and dining area. However, our architect thinks that a wall or a glass sliding door would make the space less attractive. I also would have liked a flat roof extension, but what would actually go in there? What do you think of the floor plan otherwise?

Hello!

In a house this large, there should be more usable space. A few points at first glance:
A huge entrance hall that doesn’t serve any real purpose except stealing space.
Why does the wall of the guest restroom extend into the window?
Both bathrooms are located above the living room. Is there a specific reason for this? Otherwise, this is quite impractical and involves additional effort.

We achieved some separation between the kitchen and dining/living area with an L-shaped layout. The short side of the L is the kitchen, which ends almost like a peninsula.

Where will the building services be located? Utility room or storage room? Unfortunately, there is no indication of the north direction. Furthermore, details about the upper floor layout are missing... knee wall height, full story, roof orientation, 2m (6.6 ft) head height lines, etc.

We are building a basement under the garage for technical installations and other purposes.

I actually like the layout quite a bit, especially the large wardrobe by the garage that is located on the path from the front door to the living areas. However, a small guest and everyday wardrobe should still be added near the front door.
I would make the hallway less wide and possibly try to mirror the floor plan so that the kitchen, etc., is closer to the garage (while still keeping the wardrobe there).
Upstairs, I don’t like the master bedroom with the walk-in closet. It looks like the entrance to the bedroom is at the head of the bed, and you can’t get out of the room properly through the walk-in closet.
Having a large shared bathroom and a small master bathroom is great—well thought out. However, the drainage system might actually turn out to be less than ideal…
Overall, though, aside from a few small details and refinements, it’s a nice floor plan that would work well for us. 😉
