Good morning everyone,

Since we have a relatively limited budget (30,000 in equity + 300,000 loan) but still want to realize our dream of owning a home, we are looking for the most affordable construction style possible.

We definitely want to build with solid construction; we have good contacts with a local construction company that would handle the planning, shell construction, and coordination of the different trades.

I would be interested in your opinions and suggestions on how to plan as cost-effectively as possible.

For example, we really like a modern flat-roof house with a cubic design. From a non-professional perspective, I would say this can probably be realized relatively inexpensively (compared to a hip-roof house with bay windows, balconies, etc.).

If you have good contacts with a construction company, just ask them for a quote.

A flat roof is relatively complex and expensive to properly waterproof (see, for example, liquid-applied membranes). As far as I know, a traditional gable roof house with a small knee wall (under 1m (3 ft 3 in)), without any overhangs, bay windows, dormers, or balconies, is the most cost-effective way to build. But it’s best to simply get some quotes. That way, you’ll see for yourselves...

Since extra storage space is needed somewhere in a house (for bicycles, children’s toys, strollers, beverages, etc.), several options are possible:
- Basement
- Extended garage/garden shed
- Larger house

The choice mainly depends on what needs to be stored, the land prices, and the shape of the property.
For sloped terrain and expensive land, a basement can be more cost-effective than external storage or a larger house.
On flat land with low land prices, however, a basement is rarely worthwhile.

With your budget and building location, a basement probably isn’t an option anyway.
So you should rather focus on finding a flat plot of land.

A relatively cost-effective construction method is a gable roof house without a basement, dormers, or other extras.
Flat roofs are still somewhat more expensive – minimalism and contemporary style anyway.
