ᐅ Optimizing the Floor Plan of a Detached Single-Family Home, 155 sqm

Hello everyone,

I would like to share my floor plan here to get some feedback for optimization. We are already quite far along in the planning process and are generally satisfied. However, we can still make minor changes without any problems.

A brief introduction about us: a family with two children (2 and 4 years old). I work full-time without working from home, and my wife is currently not working but plans to return to part-time home office work in 1-2 years.

Mainly, my focus is on the window planning and the layout of the bedroom and bathroom. Regarding the windows, we wonder if there might be too many and whether that has significantly increased the costs.

Children’s rooms:
Do we still need windows facing east/west? This is probably a subjective question, but I’m happy to hear your opinions.

Bedroom:
Are windows facing north or west unnecessary? Alternatively, we could consider moving the partition wall so that the dressing room’s window also provides light to the bedroom.

Bathroom:
I’m wondering if the layout can still be improved, for example, by using a T-shaped design. We also have the issue of an extra window next to the toilet, primarily for ventilation. The window above the bathtub is not ideal for ventilation as it is hard to reach.

Any general comments are also welcome if something looks generally unfavorable.

Of course, that was an exaggeration, but between those extremes there is still plenty of room for adjustment. I could only really start once I’m truly satisfied and would be happy to build it that way.

Actually, I would have tested placing the table further over, truly centered opposite the entrance, and made the window wider.

As I said, these are just rough ideas; the floor plan experts can surely provide more input. However, this layout would feel more comfortable to me than the cramped window seat version.

Could you draw it like that, directly opposite the door with a wide window?

What is the thickness of the indicated "visible wooden beam" with your usual floor height of 250cm (98 inches)?

Ah, now I understand. But then the window is really off-center. Or the table is not centered with the window. Both seem odd to me.

I unfortunately don’t know. I also still need the details on how or if the staircase on the ground floor will be visible from the kitchen. I have to ask about both.

Small update: we have now painted 3 windows as well as the seating window. Both fixed-glass windows will receive a wooden windowsill installed by ourselves.

This saves us about €6,000.

The surprise came with the ventilation system. Instead of the Tecalor TTL 4.5 ICS TSBC eco, we were offered a combined unit. The heating and ventilation unit THZ 5.5 eco comes with an additional cost of a whopping €21,000.
I cannot understand this price difference. But since we are tied to the supplier, we cannot obtain any other offers.
Therefore, we will most likely forgo the ventilation system.
In theory, the insulated attic should at least allow the possibility to centrally ventilate the upper floor later on, right?

I don’t understand. That seems a bit naive to me. What’s stopping you from buying the equipment later? What does the contract say? That you are only allowed to purchase from this supplier forever? That would be ridiculous.

What exactly does your theory look like? That will never work.
