Hello everyone,

Attached is our preliminary floor plan. I have left out the basement for now, as we have not yet decided on the heating system.

We look forward to your feedback.

These are our ideas, which a building company has put on paper.
What doesn’t work?
The path from the front door to the kitchen needs to be changed.
Price estimate according to the architect/designer:
€300,000 (approx. $320,000 USD) including basement without separate basement entrance
Personal price limit for the house including fixtures:
€330,000 (approx. $350,000 USD)
Preferred heating system:
None yet. Opinions vary between companies.

If you had to omit something, which details/extensions?
Separate basement entrance

The main entrance is on the north side. The rooms are arranged according to the orientation and weather exposure.

Hello,
Is the access to the kitchen being changed? That is the first thing I notice. The cloakroom can be placed on the right side of the entrance, so that a door can lead into the kitchen. I would also make the door to the storage room from the hallway.
Upstairs, the toilet can be placed on the side wall of the shower.

A site plan and the house orientation would be interesting.

It would make more sense to represent the furnishings with real furniture sizes rather than dollhouse furniture 😉 ... In the living area, the "sofas" are not even 150 cm (59 inches) wide.

The bathtub is accessed below the 2 m (6 ft 7 in) height line..., and the shower also extends into an area under 2 m (6 ft 7 in). Everything splashes beautifully against the ceiling.

The bedroom is huge but only offers about 300 cm (118 inches) of storage space.

The staircase is very tight.

In the current kitchen layout, there is space for exactly one tall cabinet, probably for the refrigerator. A built-in oven or similar elevated appliance is not possible this way.

Could you upload them as JPG files? That will also increase the response rate. Most people don’t want to have to download PDFs.
