Hello everyone,
We are looking for floor plan ideas for a house with 2 separate apartments.

These should be arranged one above the other, with one on the ground floor and one on the first floor. We do not want a duplex.
The plot is available, and the zoning plan allows for 2 full stories with a pitched roof; the roof pitch is not specified. It would also be possible to extend the upper apartment into the attic. The footprint should be about 10 x 10 m (33 x 33 ft).

Does anyone have ideas for a floor plan or has anyone seen something like this offered by a home builder?

Hello,

Two-family houses are likely to make up the majority of options offered by home builders, so this is nothing unusual. Just inquire or search online.

Thank you for the quick response.

We also thought that this is not unusual. There are countless single-family houses online, including those with a granny flat. Traditional semi-detached houses are also well represented.
However, in the variant I described, I only found one or two examples, which unfortunately did not fit the layout.
That is why I am trying to learn more through this forum.

I am grateful for any suggestions.

Viebrockhaus offers 3 houses – however, none are 10m by 10m (33ft by 33ft) or two stories (but this can be easily achieved by increasing the knee wall height). So, maybe just for inspiration.

It would be helpful to know a bit more about the desired layout. A sketch of the site plan with a north arrow and the building plot would also be useful.

With an exterior dimension of 10 x 10 m (33 x 33 ft), there is about 92 sq m (990 sq ft) of floor space available for the apartments, minus approximately 5 to 6 sq m (54 to 65 sq ft) for the stairwell and the walls, etc. So, the apartments will be around 80 to 85 sq m (860 to 915 sq ft).

Also, is there a basement? For technical rooms, etc.

How about trying to search online yourself, visit construction companies, or simply ask an architect to create initial designs, instead of hoping that something will be handed to you on a silver platter? That's how it seems to me... When you have a building project coming up, it inevitably involves a lot of effort.
