Good evening,
I have posted my design before. At that time, it was not yet completely finished.
Overall, I really like the layout of the rooms. What I don’t like is the hallway. Maybe you have some ideas on how to improve its design.
In the end, I have thought a lot about it but haven’t come up with a better solution than this one.
The floor-to-ceiling window in the bedroom will be replaced by a standard window. The balcony will be supported by 3 round columns.

Apart from the fact that I find the assumption of additional costs quite high:
In addition to rental income, depreciation of 50% of the house (with equally sized dwelling units) at 3% over 33 years is a useful factor. Additional partial depreciation opportunities for maintenance and repairs are also included.
What is also unknown is who benefits from the rented apartment.
Your analysis is too incomplete to draw a conclusion.

@hanghaus2023 The house will not be rented out initially. Both apartments will be used by family members. Later on, one of the apartments might be rented out. Maybe someone has suggestions on how to improve the floor plan. I’m looking forward to all your ideas!

I have already shared my opinion on this, namely that it is poor planning.
