we are about to have our planning meeting soon, and I wanted to take a close look at a floor plan beforehand so I can express precise wishes and hopefully speed up the process.
To be built: Single-family house with a captain’s gable, approximately 140 m² (1507 sq ft)
Plot size: 750 m² (8073 sq ft)
Here is my first attempt at designing a floor plan. I would appreciate your opinions and critiques to help optimize the plot in advance. I want to know if it even makes sense to further refine this floor plan or if it’s fundamentally flawed. The architect and draftsman will later get the best out of it anyway.
My wife places great importance on a half-turn staircase and a corner bathtub with a hexagonal shape.
Tomorrow, I will try to create a sketch showing the position of the house on the plot.

stefannwm2 Sep 2014 16:49I have now incorporated a few suggestions and made some changes to the design. What is still definitely missing is a window in room 4 on the upper floor, as it will definitely be too dark as it is currently drawn.
You haven’t changed much, just moved the staircase. The (for me relevant) weak points are still there:
- Patio exit, as someone already mentioned. Patio doors usually open inward towards the couch, not towards the patio. According to your plan, you won’t be able to open the doors without moving furniture first – or you could use sliding doors.
- I would take the wardrobe niche from room 4 rather than from the already quite small and cramped living room.
- The house has potential for a good staircase. So why this half-turn staircase? None of the steps are straight, making it dangerous for children because kids always walk on the side of the handrail, and with a half-turn staircase, the steps are always very narrow there.
- The small attached room in room 4 upstairs is pointless and difficult to furnish. I would rather plan another proper room here, maybe a children’s bathroom or a laundry room.
- The location on the plot: why like this? Why place your house so far back? Our house is currently situated in the center, allowing us to use the east, south, and west sides. That would work for you, too, so in summer you could retreat to the shade when it gets really hot.
But why do gable-roof houses always have this standard layout? Personally, I find it not only boring but also simply impractical. You can get so much more out of these houses without immediately knowing where each room is when you enter. That way, some of the excitement is lost.

You’re not happy with the utility room and its three doors. We have 1 sqm (11 sq ft) more and “only” two doors, and now I’m considering closing the door that leads outside. Once the technical equipment is installed, you’ll hardly have any storage space left. Maybe a small shelf here, a narrow cabinet there. And you definitely cannot store anything in front of the doors.
