ᐅ Floor plan design. What are your opinions or suggestions?

Hello,

we are about to have our planning meeting soon, and I wanted to take a close look at a floor plan beforehand so I can express precise wishes and hopefully speed up the process.

To be built: Single-family house with a captain’s gable, approximately 140 m² (1507 sq ft)
Plot size: 750 m² (8073 sq ft)

Here is my first attempt at designing a floor plan. I would appreciate your opinions and critiques to help optimize the plot in advance. I want to know if it even makes sense to further refine this floor plan or if it’s fundamentally flawed. The architect and draftsman will later get the best out of it anyway.

My wife places great importance on a half-turn staircase and a corner bathtub with a hexagonal shape.

Tomorrow, I will try to create a sketch showing the position of the house on the plot.

Do you really have outward-opening doors on the ground floor (I assume these are doors in the living room, dining room, and kitchen), of which only the ones in the kitchen are actually usable, since in the other two rooms either the sofa or the dining table is placed in front of them?

Hello,

Am I correct in understanding that the kitchen is located in the southwest corner of the house?

And that the terrace is oriented toward the southeast?

The carport is adjacent to the utility room? Is that why there is a door in the utility room?

Consider whether it might make sense to flip the house (west to east).

This way, the living room and terrace would receive midday and evening sun.

The carport would not be on the sunny side of the house but would be hidden behind the house.

This orientation would be my preference.

A captain’s house should be properly showcased, ideally so that the K-gables are visible from the driveway, preferably viewed from the street.
Now you are placing the house in the farthest corner – that doesn’t look good!

If you want to keep adjusting the floor plan, make sure the gable windows on the upper floor are symmetrical.

The orientation, mirrored, would be perfect for me as well. However, we can only place the driveway on the side as it currently is. From the other street, we are not allowed to do so.

The house is situated as currently sketched but on the correct avenue street, which runs to the east. The access road is a private residential street and ends 250 m (820 feet) further along.

A few points come to mind right away:
- How do you access the terrace? Either you have to squeeze behind the couch or push past the dining table – once guests arrive, this will get very tight. 3.50 meters (11.5 feet) outside for the gable is very narrow. That leaves you only about 2.80 meters (9.2 feet) inside.
- Your hallway is large, but there’s hardly any storage space for coats, strollers, etc.
- The route to the kitchen is long and inconvenient.
- Why a half-turn staircase? Why do you want that? I find them very impractical, both for walking up and down and for carrying things. We have one that turns just once and is internal – if that’s what you’re aiming for.
- The upstairs layout for bathroom and bedroom is not optimal either.
- Doors set into 45-degree walls are always a last resort for me because these rooms are usually difficult to furnish.
- I would avoid a corner bathtub if there’s another option. They look nice but are very impractical. We have one now, and actually did not want another – but unfortunately have to get one again because of space constraints.

Regarding orientation: We currently have a southwest-facing house and find it too much sun in the summer. The new house will face southeast (from the living room perspective), and on the west side we plan a carport; the kitchen and utility room will be on the south side—this is intentional and works well for us. Everything has its pros and cons.

I would definitely go to an architect with a blank slate and tell them your wishes.
