Hello everyone,
We are currently in the quotation phase of our construction project.
We have received an offer from a local general contractor who also provides a precast concrete garage.
The item is as follows:
Rekers XXL Garage RF 580 A, 2.98m x 8.00m (9.8ft x 26.2ft), with 1 door, 1 window, electrical package, 1 electric sectional door, including foundation and drainage.
The cost is 16,260€.
Is this price reasonable? It seems a bit high to me.
Thanks for your feedback and best regards!

Do you know the Bergle in Mühlacker?
I got an offer from them for a Grötz garage, size 6x6 meters (approximately 20x20 feet), including a 5-meter (16.5-foot) door, a window, and a door for about 15,900. Strip foundation around 3,000 and crane rental about 120 euros per hour.
But I preferred to have it built by a few skilled workers from Bulgaria whom I found in your building area. I can give you their contact details. However, the formwork shifted during pouring.
With my own work for the windows, door, and parapet, I ended up at roughly 15,000 fixed and completed. No, not yet. But it seems like they are relatively affordable.
Building the walls shouldn’t be a problem. My father originally trained as a bricklayer. The only issue would be the slab or the roof since we don’t have formwork panels or supports.

From the local carpentry company, timber frame construction with exterior plaster. Managed to negotiate it down by about 1700€ to 10,300€. Other carpentry companies had similar prices and got back to me after the season. Everyone initially either laughed at or doubted my price expectation, but once the building season was over, my phone started ringing. I just had to be patient, but at that price... How about the insulation? I mean for winter and summer? What are the indoor temperatures and humidity like?

There are no issues with moisture either.

Thanks, so I understood correctly that you have now bought a garage built using timber frame construction?
How satisfied are you? Heat, cold/summer, winter?
Moisture, etc.
Thank you Yes, I have a garage built with timber frame construction from a local carpentry company. I am generally satisfied so far, but we are currently having issues with moisture. The garage floor has not been paved yet, and the ground remains damp. I still need to discuss with the planner whether ventilation openings should be installed. There is an option for active ventilation with humidity sensors (offered by the garage door manufacturer) and automatic partial opening of the door. That would be the next step. However, I expect the situation to improve once the floor is paved, as there will then be a capillary break layer beneath the paving.
