Our double garage will be built directly attached to the house. Since a basement is not possible, I just thought about relocating the utility room into the garage.
Is this feasible?
Best regards

So, this is how it will be with us.
The house will be approximately 9.5 x 11.5 meters (31 x 38 feet) in size (plans are being prepared by the architect – so this is just an estimate). In addition, a single garage with a bicycle storage area will be attached to the house, slightly set back. In the recessed corner behind the house created by this, our utility room and technical room will be located. This effectively widens the garage structure. I’m not sure how the insulation will be handled, but the architect will certainly take this into account in the plans.
I hope this was reasonably clear. Maybe something like this is possible for you too?!
Good luck

Immobilie19 Jun 2013 21:37Thank you for your reply. The insulation issue is also puzzling to me. Maybe you can find out more about it in the coming weeks?
Is your utility room / mechanical room also heated? Is it located in a lockable room? (I understand from your description that your utility room / mechanical room is within the garage structure).
Best regards

We hope to receive and review the plans next week. I’m not sure if the room will be heated, but because of all the utility connections and the water supply for the washing machine, it will at least need to be frost-protected. I think the same applies to the heating system, etc.
The room will probably be half within the main building and half within the garage structure (but it will be just one room). It will be accessible from the house (from the hallway). We likely won’t have direct access to the garage since the garage door and gate are basically located right in front of the main entrance. Once we have the plan, I can upload it—then it might be easier to understand.

Are there any updates on this?
My question is whether the "utility/technical room" located behind the garage can be considered an extra room?
Or are there regulations to consider, such as the distance from the street to the connection point must not exceed a certain length, meaning connections like gas/water need to be as close to the street as possible?

Hello,
we are adding a utility room in the house where the main connections and washing machine, etc., will be located.
In addition, we will have a “basement replacement room” behind the garage, which will also house the heating system. This room will not be heated but is definitely frost-proof due to the installation of the heating system.
Our general contractor often does it this way, and so far there have been no problems. However, it should be noted that, due to the longer pipes, it may take a bit longer for hot water to come out of the tap.
