Hello,

I am new here, and I’m glad that this forum exists. I look forward to suggestions and tips!

I plan to build a smaller single-family house without a basement.
There is no zoning plan. The land was previously designated as rural area, now classified as “village” (built-up area).
The land belongs to me.

The house should have a cuboid shape, flat, shed, or hipped roof (preferably a shed roof), two stories, about 100sqm (for 2 people), minimum 90sqm, maximum 125sqm.
Ground floor: kitchen, dining, living room (all open plan), plus guest toilet (possibly with shower), utility room, and technical room.
Upper floor: 2 roughly equal bedrooms, guest room, bathroom.

Although I have already worked on floor plans myself, I would like to get inspiration from what others may have built or from similar designs in the prefabricated house and solid construction sectors.
Information about house/building costs would also be helpful.

I personally hope to manage the entire project (not including the land, which I already own) within about 250,000€ total costs.
The building site is in southern Germany, a rural area roughly halfway between Ulm and Lake Constance.

Why not a bungalow? The conditions would allow it.

Especially with around 90 square meters (970 square feet), a two-story house really doesn’t make much sense anymore. We have 126 square meters (1,357 square feet) in a townhouse style, and it’s really not advisable to build smaller. With two full floors, the upper level offers more space, while the lower level has less room than in a typical one-and-a-half-story house. The staircase takes up a lot of space on both the ground and upper floors, and upstairs you usually end up with more rooms than you actually need here. A bungalow would be a more suitable option in this case. With a bungalow, you have more freedom in terms of the floor plan, whereas a 125 square meter (1,346 square feet) townhouse is quite predefined.

Yes, a bungalow would of course be possible as well.
Until now, I always thought that a smaller layout spread over two floors might be more cost-effective than everything on one level.
But basically, the idea is good, especially since the house should also be built to be reasonably age-friendly.

What are the two equally sized rooms intended for? Two separate bedrooms or a bedroom and a walk-in closet?
