I need a bit of help with my floor plan – feedback, tips, suggestions – anything is welcome!
I’m having a city villa built through a general contractor (10.25 x 9.15 meters (33.6 x 30 feet)). They already have a standard floor plan, but I don’t like it. Here are our wishes:
It’s almost impossible to fit all this into 140 sqm (1507 sq ft), so I need someone who understands floor plans better than I do. My biggest problem is the layout of the bathroom as well as the staircase (this will be a quarter-turn staircase, 16 steps, 19.5 cm (7.7 inches) riser height, 26 cm (10.2 inches) tread depth). Maybe too steep? I’m leaning towards adding a bay window at the entrance so that, because of the length of the staircase, there’s more space left in the living room – or even to increase the living area completely?

That doesn’t exist! With the requirements you have, you need at least 160, preferably 200 m² (1,722, preferably 2,153 sq ft). Otherwise, you will end up with a very unsatisfactory floor plan.

Could you please complete the questionnaire, add a north arrow to the floor plan, and include dimensions.

The gallery and walk-in closet need to be removed.
What benefit does the walk-in closet provide in the current floor plan?

And I always say: use graph paper and a pencil so you can focus on designing and realistically include furniture.
I think the idea that you will have two 2-seat sofas, each measuring 1.40 x 60cm (55 x 24 inches), is just a rumor. That is the size of the smallest Ikea sofa, which can serve as a guest bed in a children’s room.
You should also be able to see for yourself that the bed arrangement in the bedroom won’t work.
The hallway passage leading outside, as well as the external toilet and gallery upstairs, should be removed. Where is a wardrobe for four people going to fit?

We really don’t want to give up the gallery – we would probably regret it a lot later if we didn’t include it. A walk-in closet is my wife’s wish. She wants the closet in a separate room.
Do you know how much it would cost if the dimensions change, for example, from 10.25 x 9.15 m to 10.15 x 9.55 m? So, 40 cm more each way. Then the staircase would have a rise height of 18.2 cm (7.2 inches). The clear room height would be 2.75 m (9 ft).
