Hello everyone,

My wife and I plan to build a house in Harbke in 2018.
When searching online and using Google, you get overwhelmed by the number of construction companies and options available.
I would like to use this forum to benefit from your recommendations.
Here are the key details:
The plot is already owned, but not yet connected to utilities.
The connection costs are estimated to be around 45,000 euros.
Budget: 400,000–450,000 euros.
House type: urban villa (with a hip roof) with 200 m² (2,150 sq ft) of living space and, if possible, a full basement.
We want to build using solid construction methods.
We have already visited an architect, who somewhat shocked us by proposing the same finishing standard for the basement as for a regular floor.
We would like to engage a building expert from Dekra or TÜV to identify and have defects corrected promptly.
Since legal regulations require an energy efficiency standard, I would greatly appreciate your experience regarding heating, solar, photovoltaics, and heat pumps.

Is the mentioned budget for everything (house, additional costs, site development) or only for the house plus additional costs, or for the house without additional costs and without site development?

Okay, so: 450,000 EUR minus 50,000 EUR for site development (rounded) equals 400,000 EUR for the house including additional costs.

With 200 m² (2,153 sq ft) of living space plus a basement, this budget would be tight in our area. However, it could be different in Saxony-Anhalt.

In my experience, you can get a good estimate for the right answer based on three statements, so my advice is: talk to three architects (you have already spoken with one) and ask all of them about the costs for this project without revealing your budget.

Be aware that architects usually calculate about 10% of the net construction cost as their fee for the entire planning and implementation.

This will be tight to impossible.
I think it’s correct to plan the basement as a "habitable basement," meaning heated, connected to the ventilation system, and with a standard ceiling height. Do you need a waterproof concrete basement?
For a basement of that size, expect costs around 70,000–80,000 euros (EUR). That ideally leaves 330,000 euros (EUR) for the house and all additional expenses. So, in the best case, you will have about 270,000 euros (EUR) available for the house itself. This will be very, very challenging.
