Hello everyone,
My wife and I plan to build a house in Harbke in 2018.
When searching online and using Google, you get overwhelmed by the number of construction companies and options available.
I would like to use this forum to benefit from your recommendations.
Here are the key details:
The plot is already owned, but not yet connected to utilities.
The connection costs are estimated to be around 45,000 euros.
Budget: 400,000–450,000 euros.
House type: urban villa (with a hip roof) with 200 m² (2,150 sq ft) of living space and, if possible, a full basement.
We want to build using solid construction methods.
We have already visited an architect, who somewhat shocked us by proposing the same finishing standard for the basement as for a regular floor.
We would like to engage a building expert from Dekra or TÜV to identify and have defects corrected promptly.
Since legal regulations require an energy efficiency standard, I would greatly appreciate your experience regarding heating, solar, photovoltaics, and heat pumps.
Thank you very much for your support.
Kind regards

The plot is already owned In that case, I would recommend working with an architect. Avoid standard cookie-cutter houses (the house can still have two full floors).

We have already seen an architect who surprised us by wanting to apply the same finishing standard for the basement as for a regular floor. They can and should provide recommendations, but ultimately you call the shots. If you only want a utility basement, that’s perfectly fine. This should be something you can discuss openly.
By the way, I believe it’s a good idea to talk to several architects because there needs to be a good fit between the builder and the architect.

We would like to hire a building inspector from Dekra or TÜV to identify and fix defects immediately if necessary. Site supervision and quality control can also be handled by the architect. Alternatively, you can have an architect design the house and then have a construction supervisor (perhaps a civil engineer) oversee the build. Or you can work with a general contractor (house building company) but still have your own expert for quality control.

Since the law requires an energy standard, I would appreciate your experience with heating, solar, photovoltaics, and heat pumps. Opinions on this vary. I would suggest discussing energy topics in a separate thread or reading through the forum first. There are frequent discussions here about gas versus heat pumps, and whether or not to install controlled ventilation systems. Also, whether certain KfW (building subsidy) measures are worthwhile is a common topic. Every spring, there is a building trade fair in Magdeburg where you can speak with independent energy consultants (those who can perform KfW calculations). If you don’t want to wait for the fair → check the Yellow Pages (aka Google), and just go for it.

There are differing opinions on this, I would suggest discussing the topic in a separate thread or first reading through the forum.I completely agree with both points: certain topics tend to be repeatedly debated with the same views; and side topics can quickly become main subjects of a thread, so it’s better to actively move them out early on.
