Hello,

Today we received an offer from the gas and water company that installed our heating and ventilation system for a maintenance contract. It covers the annual inspection of the gas heating and ventilation system. The inspection includes checking the sacrificial anode but does not include its replacement.

Is the inspection of the gas heating system legally required? What benefits does it offer for a relatively new system? The chimney sweep also comes every two years, and if any defects are found, they will of course require the installer to address them.

What is the purpose of inspecting the ventilation system? It runs continuously 24/7 at level 2 out of 3 (40 watts). As a mechanical engineer, I know that parts rotating at a constant speed theoretically last indefinitely (no load changes). I replace the filters myself.

The plumbing company is asking for €185 gross per year for both inspections. In my opinion, inspections every two years should be sufficient for the first few years (the first inspection is scheduled one month before the warranty expires). What do you pay for this type of maintenance? Do you have it done annually? It does make sense to use the installer since they frequently install this system type, know the equipment well, and may also keep common spare parts in stock.

During maintenance, the heating system is usually cleaned as well (the chimney sweep does not do this 🙂). This is sensible because the consumption of a system that is not maintained or cleaned can increase significantly. Various manufacturers also offer warranty extensions for their systems up to 5 / 10 years, but only if annual maintenance by a professional company can be documented during this period.

Maintenance of the ventilation system doesn’t make sense to me.

Annual maintenance of the gas heating system: yes and no – for older systems definitely, but for new systems, I would personally extend the interval to 1.5–2 years. After 5–6 years, I would then consider annual maintenance. However, if annual maintenance is required for the warranty, I would comply with that during the warranty period to avoid saving money in the wrong place.

An annual maintenance of the heating system should be done, if only to comply with the warranty requirements. Additionally, of course, for the reason mentioned by @smodon.
According to our maintenance technician and the installation company that carried out the installation, a ventilation system does not require maintenance.
