ᐅ Garage attached directly to a single-family house. Is the foundation sufficient?

Hello,

We are now close to starting construction on the house. Now the question is whether I should have the general contractor, as he suggests, create a foundation along the house wall. For a 9m (30 feet) garage, he wants to install three 30cm (12 inches) diameter foundation piles (which would cost around 1000€).

Wouldn't it be sufficient to have the garage company create a strip foundation instead?

thank you for your help with all my questions! By the way, where exactly are you from in the Rhineland? I’m actually from LEV.
The sectional door is not included in the offer. I will probably stick with the up-and-over door due to the price. I have enough driveway space, so I don’t have to park directly in front of the door.
It definitely won’t be steel, since it’s also supposed to be a storage room with wall mounting options.

I once considered that too; Leimbacher Berg Hans Arp Str., but now it’s Küppersteg. So, we’re almost neighbors.

No, we are building there for clients. Our clients have lived in Küppersteg and are now building their single-family house in Bürrig.

I’ll explain this again here.

My build has now reached the stage where the foundation tubes for the basement are being installed. The shell contractor asked us about the garage and how much it costs. He then said he could build it for half the price (meaning 5,000 euros).
So, I would need to buy and install the door and gate myself, as well as do the plastering. I saw sectional garage doors with motors going for around 800 euros on eBay.
Now the question is whether this is worthwhile and if I can keep the costs for the door, gate, and plastering under 5,000 euros.

A prefabricated garage measuring 3 x 6 meters (10 x 20 feet) costs about €4,500, and a 3 x 9 meter (10 x 30 feet) garage about €7,200 – including exterior plaster, a garden door, plus an electric sectional door, two remote controls, and the necessary strip footings. (Windows cost between €250 and €350 depending on size.)

What size garage has your shell builder proposed?

I need to add something. The structural builder just spontaneously mentioned this to my wife yesterday, and that's when my piggy bank started spinning.

He wants to build the garage with foundation, slab, and a size of 3x9m (10x30 feet) for 5,000 (official offer still pending). As for the door, as I said, I estimated around $800 on eBay. The plasterer then wouldn't have to plaster the house at the garage area anymore. So if he can plaster the garage, only the gable ends need plastering, according to my calculations. What worries me is the roof—how is that typically done on a masonry garage? Which trade handles that?

@Bauexperte: For the 7,200 you mentioned (3x9 m, electric sectional door, garden door, plus strip foundation), I’ve only received offers around 9,000 to 10,000. I also heard the same from K+! If I can get it for 7,200, it’s basically a prefab garage at the same price but with more space (due to thin walls)!
