Could you please take a look at our floor plans and let us know what we can improve?
Requirements:
Ground floor: Home office, guest restroom with shower.
Upper floor: 3 children’s bedrooms, master suite.
We have also included the garage, which is located on the side wall of the guest restroom (north side).
We changed the children’s bathroom. It will have 2 sinks and a 90cm x 90cm (35in x 35in) shower so that the room doesn’t feel too cramped.
The plot comes with a building encumbrance, which is why we chose an L-shaped design.
Do you like the open living-dining-kitchen area of 45.5m² (490ft²)?
Do we need to add a partition wall there?

Costruttrice11 Jul 2022 11:20I can’t really make out much from the plans. So just this much: Where do you plan to store jackets and shoes for parents plus 3 children? As far as I can see, there doesn’t seem to be any space for that in the hallway.
It is difficult to assess without furniture, but the following points stand out:
- Kitchen is very small
- Child 1 ... the appendix ... as mentioned, depends on furniture
- Both bathrooms ... please also follow any plan changes, especially the children’s bathroom. The bathtub opposite the washbasin/toilet on a 2m (6.6 ft) width, where there will be wall linings, is quite tight
- In the parents’ area, there is less than 60cm (24 inches) on either side of the dressing room window, affecting the bed and walking paths
- Parents’ bedroom is on the south side, children’s rooms are on the north side
- The staircase looks narrow and steep.
