Additional wishes / special features / daily routine, also with reasons why some features are wanted or not:

House design
Planner:
- Do-it-Yourself
What do you particularly like? Why?: Shower niches in the bathrooms, large children’s rooms facing west, L-shaped living-dining area instead of a narrow layout
What do you dislike? Why?: Upper floor bathroom, office located in the southeast instead of northwest
Cost estimate according to architect/planner: 580,000 EUR
Personal price limit for house including fittings:
Preferred heating technology: Air-to-water heat pump with underfloor heating.

If you had to give up, which details / extensions
- could you give up:
Office on ground floor (if replaced by usable basement space)
- could you not give up:
4 bedrooms

Why is the design as it is now?
Requirements and many attempts with our furniture. As much garden as possible on the south and east sides.

What is the most important / fundamental question about the floor plan in 130 characters?
How much clearance should be planned on the north side for the garage or carport? The passage should allow room for people and bicycles (bicycle shed planned behind the garage/carport). Is the overall design usable or have we overlooked something?

Best regards,
Hausbaurer

Or should the neighbor’s garage remain as it is, with the driveway from the west? Of course, the wall thickness of the garage and storage room should be a maximum of 17.5 cm (7 inches). With a prefabricated garage, it can even be thinner.

The house, however, should be 4 m (13 feet) away from the garage. Even better, 6 m (20 feet), so you can have two parking spaces and a bit more western orientation for the garden.

Please show an aerial photo of the surroundings.

Or something like this...

I would also consider the gable orientation as "variable," unless it is meant to be optimized for photovoltaic panels?

My first advice would be to also register this in the land registry, including all rights and obligations. Otherwise, if either of you sells, these “agreements” would no longer apply and there is a huge potential for conflicts.

If joint use is intended anyway, why not do it completely – including access to his garage from the north?
Can you roughly mark his house on the site plan?

That sounds reasonable. From our point of view, however, this is not necessary; we are planning with the 3m (10 feet) access road that belongs to us. The fact that the neighbor’s access is insufficient and he wants to share ours is a concession on our part. We have not been asked to formalize this contractually.
His house is shown on the site plan with plot number 190/25. He is renovating the existing building, not constructing new (currently in progress).

But why should the children’s rooms face west? A new house will be built quite close there. Both children’s rooms facing south (for example with dormers) offer a much nicer view. The bungalow to the south also looks quite new; the plot is divided, but used jointly, and I don’t expect that to change anytime soon. Also, access for a property behind would be difficult there. The beautiful and “private” side of your property will be the south and east (there are trees in front of the railway embankment).
My concept would therefore be children’s rooms facing south, bedroom probably northwest (ideally east, but how noisy/busy is the railway line?).

The railway line is only used once a day on weekdays (for waste transport to and from the transfer station at the harbor).

Hopefully, the original poster will share a Google Maps image with a wider view. Normally, I am a big fan of a "west" orientation, but here, especially considering the probably somewhat larger new building of the neighbor compared to the existing house, this will be the "blocked" side.

What does the north side look like? Is lot 173/5 going to be or already built on?

Okay, that changes a lot. Then it would also be an option to move the house as far east as possible to create a west-facing garden/terrace.
The houses to the north partly use the gravel road as an access; would that still be possible for you as well?

I completely understand your point, including the shape of your property, but honestly, the whole plan seems quite absurd.
You have 20m x 3m (65 feet x 10 feet) next to exactly 20m x 2.5m (65 feet x 8 feet) at the neighbor’s place, both driveways “concreted over” right next to each other in parallel.
If a proper right of way had been arranged here, everyone would have benefited—especially when it comes to reducing impervious surfaces.
