Garage, carport: Garage or carport
Utility garden, greenhouse: No
Additional wishes / special features / daily routine, also with reasons why some features are wanted or not:
House design
Planner:
- Do-it-Yourself
What do you particularly like? Why?: Shower niches in the bathrooms, large children’s rooms facing west, L-shaped living-dining area instead of a narrow layout
What do you dislike? Why?: Upper floor bathroom, office located in the southeast instead of northwest
Cost estimate according to architect/planner: 580,000 EUR
Personal price limit for house including fittings:
Preferred heating technology: Air-to-water heat pump with underfloor heating.
If you had to give up, which details / extensions
- could you give up:
Office on ground floor (if replaced by usable basement space)
- could you not give up:
4 bedrooms
Why is the design as it is now?
Requirements and many attempts with our furniture. As much garden as possible on the south and east sides.
What is the most important / fundamental question about the floor plan in 130 characters?
How much clearance should be planned on the north side for the garage or carport? The passage should allow room for people and bicycles (bicycle shed planned behind the garage/carport). Is the overall design usable or have we overlooked something?
Best regards,
Hausbaurer

Just a thought: if the neighbor constantly uses your driveway, will they also share the cost of repairs if it gets damaged? We haven't considered that yet. I would expect paving to have a certain durability, even though the cars now apparently weigh 2 tons or more.

Do you already have a company you want to build with, or are you planning to start exploring to get a feel for the plot first? We have already contacted several prefab home builders and received a design, though it looks different from our own. We still want to ask some traditional builders (solid construction) for comparison.

Can you provide the dimensions of the plot (the overall rectangle is enough, excluding the driveway)? North, East, South, West: approximately 20x21x19x22 meters (65.6x68.9x62.3x72.2 feet).

Hmm, and does he really have the garage doors on the west side of his garage? That’s the plan. According to the Geoatlas, it’s about 10.x meters (33.x feet) between the house and the property boundary.H

It doesn’t seem easy to find architects who are willing to take on the planning of a single-family house. I have received many rejections in the Nuremberg-Erlangen-Fürth region.
Our current idea is to work with the planner of a general contractor to realize the house construction. I am happy to help with finding architects and construction companies. Not every option appeals to me either, but analyzing your rejections may reveal ways to make your inquiries more effective.
My approach would be slightly different and basically reversed, initially involving an architect for "Module A" (a house building roadmap, also for you: the HOAI phase model!). Once you have searched for the post (including the quotation marks), you will also find how to contact me.

The elevation of the plot is unremarkable, almost flat. [...] We can imagine setting up three or four rooms here. One of the rooms will be used for technical equipment. If the plot is suitable for a slab-on-grade foundation house, then having a basement (especially if you need one plus three or four additional rooms that you just want) is a luxury. It’s an option, but in this case, I would rather buy a large ice cream with whipped cream and enjoy the generous change.
