We are currently considering building a single-family home with 4-5 children's rooms and are looking for well-thought-out floor plans. Unfortunately, we have not yet found any floor plans that meet our wishes, building regulations, and budget all at once.
We are grateful for any tips and also welcome advice regarding individual rooms.

Building area approximately 14x14 meters (46x46 feet), plus garage possible

We might need an additional children's room. Therefore, a guest room should be able to be converted into a children’s room if needed.
Two shower bathrooms plus a guest toilet would be desirable.
Since we plan to build without a basement for cost reasons, there should be a pantry next to the kitchen. The utility room (HWT) must not be too small; we have two washing machines plus a dryer. We have two very large beds that ideally should be in one shared bedroom (3.25 m and 2 m) (10.7 ft and 6.6 ft). The entrance area must have space for a bench, shoes, and coats for 6-7 people.

Financially probably not feasible anymore, but a "children’s living room" and a covered terrace would be great.

We were offered a plot of land at very short notice, which is really a stroke of luck in the current times. As you can probably tell, we have not dealt with the topic of new construction at all so far and unfortunately now have to decide very quickly whether this project is feasible for us.

About the finances:
The plot costs 210,000 plus acquisition incidental costs.
For additional costs for the house including incidental construction costs, outdoor facilities, etc., in other words really "all-in," we can afford/finance a maximum of 610,000. The plot is fully developed.

We are now looking for a smart floor plan that will enable us to build a new house within our means.

Hats off to you! I have 3 children myself, but I wouldn’t have enough energy or patience for 4 or 5!

I wanted to suggest splitting the plot, but as I’ve now seen, that’s not possible.

It won’t be easy. We are planning 3 children’s bedrooms plus an office/guest room, but with an architect. Most floor plans are for 2 children’s bedrooms, with the office/guest room on the ground floor. I haven’t found anything suitable among the show homes.

I think you’ll have to be creative—if all the bedrooms are on the upper floor, the ground floor tends to become oversized. Would it be an option to plan the master bedroom or 2 children’s bedrooms on the ground floor, for example? You really need to plan carefully and build efficiently, since you should expect around 2,650 EUR/m² (approximately 246 USD/ft²).

Here is our wishlist:

Ground floor:
- Open design for living room, dining room, and kitchen
- Pantry
- Floor-to-ceiling windows or patio doors in this area
- Utility room, not too small, to fit 2 washing machines plus dryer
- Hallway
- Office
- Guest toilet or small bathroom with shower
- Preferably (not a must) a playroom or:
Playroom in the attic, with bedroom instead on the ground floor

Upper floor:
- 5 bedrooms
- 1 to 2 bathrooms

Attic:
Playroom or our bedroom

Heat pump

Frisian-style house, meaning brick facade

Garage with storage room

Write down your exact requirements, including the space needed.

I’ve seen it at my friend’s place, where the cloakroom is a whole room. The six hooks for jackets take up the least space. Getting the kids out of the house at the same time requires space. Plus all the children’s friends, etc.

You can find some floor plans online, but I don’t think any of them really fit.

Find a building partner who has at least three children themselves.

If your budget is tight, I would still not skip the basement right away. Instead, try to keep the upper floors more compact.

The piles of laundry, the supplies, plus toys and clothes that are passed from one child to another.

Take a look on Pinterest for floorplans with 5 or 6 bedrooms. American floorplans are not easily adaptable to German building regulations and lot sizes, but they are good for basic ideas. Large families are more common there.

At Danwood, you can find inspiration in the 1½-story homes: for example, the Point 204 (5 bedrooms) or Point 196 (5 bedrooms plus possibly an additional one instead of the open space), as well as the more open-plan Privat 191 (5 bedrooms plus 1 connecting room, the granny flat can later serve as a separate parents’ wing). However, fitting two double beds in all floor plans will likely be very challenging.
