Hello,

we are currently looking for a construction company (masonry/concrete construction) to build our house. However, those we contact either do not respond or it takes a very long time to get answers. We have a preferred company from the town where we live (our first conversation was 2.5 weeks ago). Unfortunately, they have not replied for over two weeks now (they are not on vacation).

Now the question: Do you possibly know a construction company you can recommend? And is it normal for responses to take several weeks?

No, that’s the wrong order. Cold calling can only be outdone by cold calling plus unsolicited attachments sent. THEN the lack of response is often due to the spam folder never replying [and, what can I say: that’s not a bug, it’s a feature]

I haven’t read everything, but here’s a piece of advice:

An employee of a general contractor once told me that they actually prefer phone calls over emails.
For investments in the six-figure range, it’s definitely worth picking up the phone, and this way you can get a first impression of each other over the phone.

However, you always need to be proactive afterward and follow up again with another call, as everyone is very busy.

I find it difficult to tell whether being proactive means helpful or if it just comes across as annoying/pushy.

I have now received a first quote from our preferred company. However, I find it very rough and imprecise. What do you think?

Yes, it is simply a standard offer for a very basic, cost-saving configuration. Without any additional features, since it is the first one and they do not want to reveal too much right away.

10x16m (32x52 feet) bungalow, solid construction,
living area 125m2 (1,345 sq ft),
call directly, make an appointment,
after 1-2 hours you will know if you want to proceed

Thank you. But it is a prefabricated house. We want solid construction.

So it’s not unusual and doesn’t reflect on the company itself? If I follow that model and exclude the double garage, I end up at about 2,000 €/m2 (around $186/sq ft) of living space and roughly €280,000. That leaves about €50,000 - €70,000 available for a photovoltaic system and other extras.
