Hello,
we are currently looking for a construction company (masonry/concrete construction) to build our house. However, those we contact either do not respond or it takes a very long time to get answers. We have a preferred company from the town where we live (our first conversation was 2.5 weeks ago). Unfortunately, they have not replied for over two weeks now (they are not on vacation).
Now the question: Do you possibly know a construction company you can recommend? And is it normal for responses to take several weeks?

Selected the supervisor online based on the posted descriptions, short distance, damage assessor, over 50.
Half an hour conversation at our place, it was a good fit, and the contract was signed. He supported us until the final inspection and was definitely worth the cost for us as laypersons. Before signing the contract, we spent two hours with a lawyer for review and improvements.
We did not get a better price, but the offer validity was extended. I will contact the Homeowners’ Protection Association today and get in touch with construction supervisors for offer comparisons and supervision support.

One question about construction supervisors: Is it better to go with an architect or a civil engineer? In our town, there is an architect from the Homeowners’ Protection Association. A civil engineer with a larger office is 24 km (15 miles) away.
For me, the practical expert is always the one—it should be someone who can identify mistakes on the construction site. Ours always asked the workers directly what they planned to do next and how, then nodded or gave suggestions based on technical reasoning rather than referencing standards by number. Your choice, not possible from a distance.
We received a revised offer yesterday from one of our favorites.
- 140 sqm (1,507 sq ft) bungalow + 11.5 sqm (124 sq ft) covered terrace (monolithic construction)
- Entrance area with bay window
- Brine-water heat pump (Eltron Stiebel; deep drilling; including cooling unit)
- Controlled mechanical ventilation system (Eltron Stiebel)
- 9.9 kWp photovoltaic system (LG modules with Solaredge; subcontracted)
- Increased ceiling height to 3 m (9.8 ft)
- Interior and exterior doors increased to 2.10 m (6.9 ft) height
- Windows white on the inside, colored on the outside
- Glazed and painted clay roof tiles
- Electric roller shutters operated by radio control
- 3 m (9.8 ft) wide lift-and-slide door in the living room
- Construction access road and asphalt crossing included in the price
- Buried rainwater cistern
Total price 320,000 € including 19% VAT.
At first glance, I think it looks good. I have also already read through the building specification. I am still waiting for the second offer.
