Hello,

we are currently looking for a construction company (masonry/concrete construction) to build our house. However, those we contact either do not respond or it takes a very long time to get answers. We have a preferred company from the town where we live (our first conversation was 2.5 weeks ago). Unfortunately, they have not replied for over two weeks now (they are not on vacation).

Now the question: Do you possibly know a construction company you can recommend? And is it normal for responses to take several weeks?

Thank you in advance.

Having a budget reserve is a good idea.
For the kitchen, bathrooms, sauna, and so on, we managed to extend all the way to the pathway and fence system.
Now review your main priorities and the proposed solutions once more—if everything is perfect, then proceed.
We joined the Homeowners’ Protection Association and had the offered house contract reviewed and amended before signing, which was worthwhile due to retention clauses, payment schedules, warranty terms, and so on. Wishing you continued success.

Did you have the contract reviewed by the HPA? Were you able to negotiate the price further?

Yes, client.. Schu... Bu...
Supervisor chosen online based on the descriptions provided, short distance, damage expert, over 50.
Half an hour conversation with us, fit well, then hired. He supported us until the final inspection and was definitely worth the money for us as laypeople. Before signing the contract, spent 2 hours with a lawyer for review and improvements.
No better price was available, but the offer validity was extended.

I probably shouldn’t have mentioned my budget, since it was fully used up.

Whether that’s a good thing depends on what it was spent on: it’s less favorable if it was for fixtures or additional space, but better if it comes from honestly including additional costs, i.e., not “creative accounting.”

At that point, we had a long conversation with the architect about bungalows, hip roofs, bay windows, roof pitches, roof overhangs, [...] Even my wife gave up on the hip roof.

If you accept the conditions of the plot (shape including topography) as a given, building with individual charm usually emerges naturally—without rigidly insisting on trendy or flashy details. Especially with bay windows and brick cladding, it’s the overall amount that matters. A mixed salad of "accents" can quickly turn into a McMansion nightmare.

Chose the consultant online based on the listed descriptions, short distance, damage assessor, over 50.

I appreciate respect for my age group, but I also know very competent professionals under 40.

Age was not the main criterion; rather, competence and familiarity with the construction specifications showed us the professional. Every construction worker during the building phase told us, yes, we know this will be carefully inspected. This led to high-quality workmanship and impressive discussions between the site manager and the building owners' protection consultant. We just stood there amazed and learned a lot. In the end, our house was praised by both as very well executed. Our exchange of 3xxT€ for a house worked out great for us.

What I find most important in a construction supervisor is that the workers don’t see him as "the talker with the code book under his arm," but rather that he can actually demonstrate much of what he talks about.
