Hello dear forum,

I registered here because I am planning to build a house soon and still have some open questions.

On the plot where I want to build, there is an old house with a basement that will be demolished.

The new house will be an urban villa without a basement.

The construction contractor, who is also responsible for the demolition, told me that he wants to crush parts of the old house with a concrete crusher and use it to fill the excavation pit. The rest will then be filled with gravel/sand.

My question is: Is it common practice to use material from the old house to fill the hole under the new house? And are there any special considerations to keep in mind when demolishing a house with a basement and building a house without a basement on the same site?

I can’t answer your question, but I have another one. If you already have the excavation, why don’t you build a basement? I believe that’s the most cost-effective way to get a basement. Filling in the hole only to install a slab foundation afterward... that sounds like a Pyrrhic victory to me.

Trust the construction company,
locally produced recycled material, compacted in layers, is a very good and cost-effective way to backfill the basement.

All the quotes I have received estimate around 100,000 for a basement. Filling and a slab foundation, on the other hand, seem to cost only about 30,000.

Ideal approach. Common practice, especially in commercial projects. Producing recycled concrete material (RCL) on-site instead of having it delivered.

Why are you demolishing the entire building below ground level instead of constructing the new house on or at least above the existing basement? (This is possible not only with overlapping or even fully matching footprints.) The existing utility connections with the bonus storage room are a gift horse. Please explain your reasoning as to why you consider this option more cost-effective in this case. A basement costing 100,000 (currency), it must be quite a substantial villa ;-)
