Hello everyone,
the construction is progressing, and now we’re starting to work on the garage.
In the next two weeks, the screed will be installed in the garage. After that, there is a 21-day waiting period. While waiting for everything to be finished, I want to research the best way to protect and seal the floor.

The screed installer recommended an epoxy resin coating. Cost is about 2200 euros.

Now I’m wondering if it wouldn’t be enough to just seal the garage floor with epoxy paint,
for example Easyground, Brillux 2K Purolid F878, etc.
Cost is about 800 euros if done DIY, plus the cost of sanding also done DIY.
Brillux is said to be resistant to plasticizers, so there should be no problems with tires.

In the end, the floor should be gray with black and white flakes.

Does anyone have experience with this?

It's actually excessive, but if it saves you from having to install a screed and maybe you have someone who can do it much cheaper, then it’s the best solution for the garage. 🙂

The correct answers have already been given here in the forum (though only occasionally)!
I will summarize with slight additions:
1. Screeds (in this case, a cement screed) always have pores due to the drying process.
2. Over time, not only dirt and oil enter these pores, but also de-icing salt in winter. This leads to a scar-like deterioration of the screed surface!
3. Screeds, like those in a garage, should therefore definitely be protected with a surface sealant.
4. It is essential to first grind the screed surface and thoroughly vacuum the dust before proceeding.
5. A dispersion primer is definitely advisable if you plan to apply a coating (such as concrete paint, available at hardware stores). Usually, this is sufficient for the intended use but is not permanent.
6. Using reactive resins requires not only professional knowledge but also the appropriate (machine) equipment. For example, spiked shoes are necessary; a simple application roller alone is not enough for this technique.
7. The simplest and most affordable method, although not necessarily producing the most attractive finish, is applying an aqueous potassium water glass solution with a lambswool roller.

Hello, I work in this field myself and recommend the epoxy coating, as mentioned in your initial post. The price is also roughly appropriate. Of course, you can use concrete paint and similar products, but they don’t last forever. If you want chips, a transparent topcoat sealant is definitely necessary. Best regards

I just checked again—the cement screed, fiber-reinforced, 60mm (2.4 inches) thick cost €12.90 net per square meter (sq. ft.). Plus edge insulation strips, but that’s negligible (less than €100 for the whole house).
No way to make the numbers look better than that. 🙂

Ok, so basically, something should be applied on top, right? Because it actually deteriorates over time?

There’s really no way to sugarcoat it. 🙂

If you want something decent, you have to invest—it’s always like that. I paid only €30 per m² instead of €200 through contacts. Companies often just overcharge you. For example, I got quotes between €2,500 and €4,000 for sealing balcony doors, but I did it myself for €400. Just as an example 🙂.
