Hello Dear Experienced Home Builders,
We are a young family about to build a house.
It will be situated on a 630 sqm (6,780 sq ft) plot.
We have chosen a townhouse style, currently planning about 135 sqm (1,450 sq ft) of living space.
At the moment, we are not completely satisfied with the floor plan, which we will need to discuss again with the builder (somehow it feels awkward to always have something to criticize...).
We feel the hallway at the entrance might be too narrow because of the straight staircase (it will be a concrete staircase).
Now we are really looking forward to your opinions and also any criticism.

So the driveway also reaches another property to the east?
Then just say so... such information needs to be shared if you want suggestions for improvement. Does the driveway belong to your plot, and do you have to allow others to pass through?
Looking at the remaining 15 meters (50 feet) in width, I would rather envision a narrow, elongated house with the entrance facing north. Carports directly behind the house (if that’s the case), so to the east of the house.
That probably also allows for a more usable hallway.
Storage rooms are necessary for you. I see the guest room as storage space... so: you have to put your stuff somewhere. An attic is unlikely given the house price and the designation “city villa.” Where do you plan to store all the cleaning equipment, vacuum cleaner, decorations, and seasonal clothing? The utility room is already filled with technical equipment and laundry... Where will your wardrobe for four people be (at least 60 cm (24 inches) wide per person)? I only see a coat rack, but no space for shoes.

Sandrine9029 Oct 2018 00:40We do need to grant a pedestrian and access right to the rear house, yes. The other property's plot is also located on the north side, so opposite our front door.

I picked up ypgs’s idea and quickly visualized it.
+ Less paved area for accessing the carport
+ More garden space on the south and west sides
- You start the floor plan from scratch

How wide does the driveway to the property need to be? Is this regulated anywhere? Is the “turnaround area” (driveway 2) mandatory? A driveway of this size is, of course, also a financial factor. We have a south-side access and therefore quite a long driveway. In the extended water protection zone, that was one of the largest expenses we had to pay to the landscaping contractor.

The house will probably need to be set back slightly to the right side to create a comfortable entrance platform.
