Hello Dear Experienced Home Builders,

We are a young family about to build a house.
It will be situated on a 630 sqm (6,780 sq ft) plot.
We have chosen a townhouse style, currently planning about 135 sqm (1,450 sq ft) of living space.
At the moment, we are not completely satisfied with the floor plan, which we will need to discuss again with the builder (somehow it feels awkward to always have something to criticize...).
We feel the hallway at the entrance might be too narrow because of the straight staircase (it will be a concrete staircase).

Now we are really looking forward to your opinions and also any criticism.

Maybe you could write down why the office, as it is now with 10 m² (108 sq ft), is so important to you.
And why is the kitchen squeezed into less than 8 m² (86 sq ft), while the bathroom and bedroom invite dancing?

Could you please name the builder so we can take a look at what else they offer?

We did not ask for such a large bedroom; we only mentioned yesterday that a 3 m (10 ft) wardrobe and a 2 m by 2 m (6.5 ft by 6.5 ft) bed need to fit inside.
For the guest/office room, 8 m² (86 sq ft) would also be enough for us, as long as a sofa bed and a desk plus filing cabinet fit.

Opinions are divided regarding the hidden utility room. My partner thinks it’s cool; I’m still unsure.
We definitely like the changed staircase and the wider hallway better.

The Green Forum is where you also post your designs. You discuss in parallel there (I don’t always say this, but it’s important to look at others’ issues sometimes, because often they are the same...).
It’s also about 135sqm (1450 sq ft) there, but you can clearly see that fitting everything in without a home office is just barely possible.

By the way, it would be more productive for the discussion if you also commented on some of the ideas presented to you here.

We have told him about the bed placement issue, and he agreed. We also mentioned that we have a large wardrobe about 3 meters (10 feet) wide that needs to fit in there. Overall, we agree that the bedroom can be smaller.
We actually like the U-shaped kitchen as it is, and it fits well in terms of space.
However, we are definitely not interested in a gable roof house. We are decided on a city villa.

Storage space is mainly used when it’s available. In my opinion, a so-called guest room is always the most practical, as it offers flexibility. Depending on your life situation, it can be an extra bedroom for a child, a home office, a guest room if your great-aunt is now regularly visiting every month (or has to), or simply a “junk room” where all the useless stuff that could’ve long been sold on classifieds or thrown out gets stuffed. Also, for a potential resale: “5-room” sounds better than “4-room plus a storage closet upstairs.” Anyway. I just thought of a floor plan for a rectangular house: try searching for “Helma model house Chemnitz” online, it might be possible to downsize it, but it’s very intelligently designed!

I looked at the Helma floor plan. Except for the very open kitchen, I like it. We think the rectangular option is a good idea and will suggest it to the architect.
We have now received a revised floor plan from him with a different staircase layout. What do you think of it? It still isn’t quite what we want!
