Hello,

I am interested in a plot of land located in the second row. The plot will be divided and registered in the land register, and an access road will be constructed.

The house is planned to be built 30m (98 feet) from the beginning of the plot. Has anyone built on a second-row plot, and what kind of costs should I expect for site development, considering the distance of 30m (98 feet)?

I believe Telekom is usually a flat rate of 800€ (about $860).
The rest depends on the city.
Electricity, gas, and water costs depend on the provider. If everything comes from one source, it's around 10,000€ (about $10,750). If each provider comes separately, it can get expensive.
On the respective websites, you can usually find calculators or datasheets regarding the costs.

We paid around 10,000 for drainage and construction access road (gravel) of a similar length.

7,000 went to the municipal utilities and telecom for the house connections.

General advice for rear properties:
Ask early about the depth of the underground pipes in the street. If they are not particularly deep (or if your property is below street level), there can be problems with drainage. For long distances, there must be a difference in height to allow for proper slope in the drainage system.

Hi, we are currently planning something similar. We have 60m (197 feet) to the plot. We can use a very affordable offer (known civil engineer) and come to 18,000€.
30,000€ can be considered as a worst-case scenario here.

Our site development, accessed via a 30 m (98 feet) driveway on the adjacent property, cost approximately €30,000.
