ᐅ Boundary Construction of a Double Garage/Carport 6x9m in Lower Saxony

Hello,

for our new construction project, we would like to build a double garage or a double carport with a storage shed that has direct access to the house.

How is this regulated in Lower Saxony? A 6x9m (20x30 feet) boundary construction is allowed without the neighbor’s approval, right?

However, I think I heard that a maximum of 36 square meters (387 square feet) of usable area is permitted, and with 6x9m (20x30 feet), that would be clearly too much.

So what is correct?

I just looked it up online again and checked the state building regulations. Hm... Maximum size is 36 sqm (387 sq ft).
In our building application / permit, the garage is listed as 49 sqm (527 sq ft).

In short: I don’t understand it. A call to the building authority would probably be the most helpful.

Did you build directly on the property boundary without the neighbor’s consent? I would be very glad to receive a private message.

I am not familiar with the mentioned section at all, nor the 36 sqm (387 sq ft) ... and as you can see, it is the old regulation from 2003; since 2012 we have had a new, simplified regulation in Lower Saxony.

It only mentions the 9m (30 feet) and no longer the 36 sqm (387 sq ft).

We also placed a 9m x 6m (29.5 ft x 19.7 ft) building directly on the boundary. This was specified in the building permit / planning permission from the start. The neighbor has nothing to do with it...
