Hello everyone,
I just wanted to briefly introduce myself and say thank you.
For about a year and a half, I have been a silent reader here to gather inspiration and especially to gain more knowledge about construction technology.
Now a bit about me:
After more than a year of searching for a plot of land, I was able to purchase one from a developer who couldn’t move forward quickly with his plans.
So we found our dream plot (good location, 2500 m² (0.62 acres), slight slope, underground private spring that we have to preserve and are allowed to use).
There was an old house on the property, which we have since demolished.
There is no zoning plan, so §34 applies. During an initial informal inquiry at the building authority, almost everything we planned was rejected.
So we submitted an official preliminary building inquiry, involved the right people, and had lengthy discussions. In the end, we received a positive decision.
Therefore, there is nothing standing in the way of the building permit. The building permit should be granted within the next few weeks as there are no changes from the preliminary inquiry.
My wife (37) and I (36) want to build a Bauhaus-style villa in southern Baden-Württemberg.
It will be constructed from concrete (with core insulation) or in combination with insulated precast elements.
A lot of glass (full-glass system), textile shading, KNX, fast network both wired and wireless, strong mechanical ventilation with additional cooling coils, stainless steel pool, large cistern, and more.
The electrical planning must be 100% spot on since it’s almost impossible to make changes afterward.
Since I am friends with an architect from a larger firm, it was clear which route we would take. Such a house can basically only be realized with an architect.
I also personally know the electrician and KNX system integrator, as well as the owners and work approach of the heating, plumbing, and ventilation companies involved.
Some trades have already been contracted, and part of the equipment has already been ordered.
I’m really looking forward to getting started and to the final result. The goal is to move in by the end of 2019.

I grew up with four people in 85m2 (915 sq ft). No problem at all.
Likewise, 120m2 (1,292 sq ft) works for five or six people.
After moving several times, we currently live in 150m2 (1,615 sq ft) with a poor layout. It’s definitely too small for what we want.
This was not about what is strictly necessary, but about what you would like. I’m sure some would have built differently if the budget had been higher.
The house was not originally intended to be that large, but since my wife and I have different wishes, we added some space.
You can definitely live like this as a couple privately (which we will do).
My parents fulfilled their dream at 58. And it’s even bigger. It’s really convenient when family and friends come together once a week. You don’t have to keep bringing out side tables or chairs...
With a size like this, you either become a slave to the house or you need professional cleaning help.
The open floor plan and furnishing are also perfect for robot vacuum cleaners.
Just the entire house and pool technology takes up a lot of space.
The bedroom, bathroom, and office are each 17.7m2 (190 sq ft). I don’t find that exaggerated.
The walk-in closet is about 33m2 (355 sq ft).
The living, dining, and kitchen areas are simply large.
The garage fits 8 cars plus bicycles and more.
Guests also appreciate being able to enter the house dry when it’s hailing, snowing, or raining.
@kaho674 No, we are not “party people.” Of course, there are visitors now and then, but no more than with others. At the beginning, the pool is certainly a magnet, but after a while it normalizes. It’s like with any new house.
And what does my “job” have to do with it? My wife works a regular job. Otherwise, going out means weekends only...

A private investor is defined by not being employed or self-employed but having enough assets and/or income to live on.
But I don’t know any private investor who just sits around doing nothing; they simply have different tasks. Of course, you can manage your time better.

When I’m home, I can upload some floor plans. Although I don’t have the very latest ones on my device yet.
