Hello everyone,

Does anyone have experience with basemented double garages?

Our double garage will be 7m by 9m (23 ft by 30 ft), and after a suggestion from an acquaintance today, I wanted to do some research and hear your opinions on this.

Background info:
House 11m by 9m (36 ft by 30 ft)
Garage 7m by 9m (23 ft by 30 ft)
No hillside location!

So far, we have always planned for a (usable) basement, but the costs for this are around 50,000 to 60,000 (currency). Now we have been advised to omit the basement (instead use a standard slab foundation) and instead build the basement under the garage, using that space as storage or additional area. The reasoning is that it’s much cheaper to build a basement under the garage because it doesn’t really need insulation, and so on.

Has anyone had experience with a project like this?

And is it really possible to save money with this approach?

For me, the practical aspect alone rules it out. A prefabricated garage built as a basement would already cost around 20,000, plus excavation, gravel layer/foundation. On top of that, I would still have to go from the house to the garage, and install a narrow spiral staircase going down (otherwise it would take up too much space). I’d rather spend another 20,000 and have a full basement under my house, with rooms that I might later use as living space or a hobby room.

I also think Lexmaul’s point is worth considering, since the excavation is wider than the garage and extends under the house. That means it has to be backfilled and compacted again. We are dealing with this issue right now under our basement—soil replacement plus subsequent compaction is not cheap either.

We completely decided against having a basement and instead included about 27 sqm (290 sq ft) of basement replacement space behind the garage. The heating system is also installed there.
This also saves the trouble of going up and down stairs as well as the space needed for the staircase.
Of course, this only works if there is enough space on the plot. Since you are already planning your garage larger than usual, this could be a viable alternative, right?

50,000 to 60,000 euros for a usable basement of this size? Are the soil conditions difficult?

I don’t think you will save much money with this plan; ‘Lexmaul’ has already touched on the key point! First, the excavation for the garage basement would have to be done, then the finished basement structure installed and backfilled and compacted again. But since the existing terrain around the garage will be altered, and therefore the soil under the house’s slab foundation as well, the slab foundation along the side adjacent to the garage must be supported along its length by an underpinning (stepped foundation). If the garage is flush with the entire length of the house edge, you can expect around 15,000 euros extra (in NRW) on the bill. Plus costs for soil replacement if the soil conditions are really difficult.
