ᐅ Choosing a Plot of Land: Decision-Making Tips and Experiences?

Okto111Hello everyone, due to the current interest rate and construction cost situation, there is a wide selection of available plots here again.
We are currently considering the large plot at the bottom right, the one directly at the top right next to the multi-family buildings (which is shown as no longer available), or one of the centrally located plots at the top. The lower one would be perfect if it weren’t right next to the multi-family houses (which will be affordable housing). On the other hand, only 2 full floors are allowed there, so the impact might be less severe than one might think? Although it has a higher floor area ratio, that is understandable.
Because of the slope of the multi-family plots, the garden facing east should remain unshaded. Also, the plots probably won’t border the property directly for this reason. Parking spaces directly on the property boundary probably won’t cause too much disturbance? I also think the balconies of the multi-family houses will face south. What do you think? Which plot would you choose? Am I missing something?

But: What I would choose probably doesn’t matter much to you, because my needs are likely different.
Ask yourself or let us know what you want.
Do you want to use the full width with a statically attached double garage, or a looser layout? Do you prefer many neighbors for socializing or fewer? Are you planning a conventional two-story house (townhouse style)? If so, plot WA 1 is not an option.
Do you want a sunny garden or do you prefer shaded outdoor areas? Are you going for a standard model home, or are you open to alternative residential concepts? Do you like children or have any, or does noise bother you? Do you have a dog? Do you want to install a large photovoltaic system on the roof?
Are you willing to spend money on a hedge to block the view of public parking spaces?
The best approach is to sketch your ideas as a template house and garage, marking the entrance and possible garden or terrace exit, scaled to the size of the plots, and move the house version around on the plan.
In the end, you can be happy with almost any plot; only very few take the time to explore the full potential.
