ᐅ Choosing a Plot of Land: Decision-Making Tips and Experiences?

Hello everyone, due to the current interest rate and construction cost situation, there is a wide selection of available plots here again.
We are currently considering the large plot at the bottom right, the one directly at the top right next to the multi-family buildings (which is shown as no longer available), or one of the centrally located plots at the top. The lower one would be perfect if it weren’t right next to the multi-family houses (which will be affordable housing). On the other hand, only 2 full floors are allowed there, so the impact might be less severe than one might think? Although it has a higher floor area ratio, that is understandable.
Because of the slope of the multi-family plots, the garden facing east should remain unshaded. Also, the plots probably won’t border the property directly for this reason. Parking spaces directly on the property boundary probably won’t cause too much disturbance? I also think the balconies of the multi-family houses will face south. What do you think? Which plot would you choose? Am I missing something?

Due to the slope of the multi-family lots, the garden facing east could likely remain unshaded. I don’t understand that at all. At first, I thought you meant a gradient, because that could make sense of your sentence. But over the entire area concerned, the terrain only varies by a ridiculous half a meter (about 1.5 feet) in height, so between neighboring lots, there’s practically no difference at all.

I am referring to the lot directly below number 33, which is unnumbered on the plan. Okto111 schrieb:
That one would be great; only the unnumbered ones are already taken. Uh, what now – are the unnumbered lots still available or not? I mostly confined myself to helping with the basics, since I couldn’t really follow your explanations, and didn’t contribute much to the actual discussion.

Then why not take lots 17 and 18 together? Would you have the funds? I’m afraid that would be complicated by the need for two building permits (or planning permissions) for two lots. But merging them would have several advantages: 18 wouldn’t be isolated anymore and the dead-end street would be unnecessary, plus you could offer the interested buyer of lot 17 the possibility to acquire a small additional piece.

Sorry for the misunderstandings.
By slant, I mean that the multi-family house is probably not aligned horizontally but as shown in the concept. This way, there would be no shading, and the garden facing east would likely have clear southern exposure.
Yes, the plots without numbers are already allocated, except for the plot next to the multi-family house that is being discussed.
Due to the low demand, a merger might be possible. I may inquire about that at some point.
