so, similar to our previous single-family house project, we are now starting the planning for the multi-family house. The title was deliberately chosen to be the same as the single-family house thread.

So far, we have purchased an old carpentry workshop that will be demolished.
On February 16th, the building inquiry already submitted will be discussed by the municipal council. The question concerns the development with 3 full floors and a flat roof.
At first, I found a floor plan that I quite like and whose dimensions almost fit perfectly.

I’m still unsure about the elevator and whether it’s really worth the $30,000 (offer from Kone). Possibly, we will prepare the shaft for later installation if accessibility becomes necessary. The toilets would be removed to save costs.

Are you really moving that much further away from the border (in the front) with the new house, and it’s still going to be that big? And is it really going to have 6 residential units? How large is the plot? And how do you access the parking space at the back (drive all the way around the house)?
I’m not sure about the current subsidies, but I still think that a multi-family house with KfW40 standard and small units is almost like a money machine if you don’t build too expensively. Have you considered a shed roof and lots of photovoltaic panels (for the large heat pump)?
What kind of systems are you planning to install? It’s quite different from your single-family house...

I have to provide 1.5 parking spaces per residential unit, which means I need to keep away from the boundary.
The rear area can be accessed via the adjacent street.
For KfW 55, that would be 8 x 18,000 € = 144,000 € in subsidies.
The plot size is 650 m² (7,000 sq ft).
The building services will likely include decentralized ventilation plus 2 x 7 kW Panasonic monoblock cascade units.
I’m still unsure about photovoltaic systems because the subsidy is quite low and selling electricity to tenants is not that simple.
My roofer said that a concrete flat roof would be a better option than a slightly pitched flat/shed roof.
However, it also depends on the local authority’s requirements. The officer from the environmental agency said that the municipality has the final say here.
This time, the structural engineer for my single-family house will handle the building permit application at the usual low cost. Fire protection will also need to be included.

At €7.5 per m2 (around $0.80 per ft2), I have received 50 inquiries so far, having only advertised on Ebay Classifieds.
The split was about half for 50m2 (540 ft2) and half for 75m2 (810 ft2) units.
According to Destatis, there will be more single-person households in the future, which is why I believe smaller apartments will have better prospects.
